    Hi jsandso

    I have also looked at IP’S as short term rentals in W.A coastal areas check your figures against others as you occuoancy rate might be a little higher than some of the ones I have looked at.

    As a guide consider it closer to 40-50% when calculating +ve or -ve to allow for hard times as Russ said.

    Enquire about other real estate properties of the same value p/w and check there vacancy rates, you might be suprised especially in places with high amount of holiday rentals eg. Kalbarri, dunsborough etc.

    Hi all

    Have read your comments but dont quite understand the process can any body tell if they know of anybody sptotting in W.A. so I can find out whats involved. eg: how much? what you get & how to go about it

    As acey said lots of land either cheap or free with certain restrictions. Even if you find an area where you aren’t required to occupy the property you will find that nobody else wants to occupy it either.

    Might sound cheap but what good is it to you?

    THANKS ALL FOR YOUR INFO I THINK BY THE SOUNDS OF THINGS I NEED TO LOOK HARDER & BROADER.

    FROM YOUR EXAMPLES IT LOOKS LIKE I NEED TO LOOK AT CHEAPER PROPERTIES THAN I HAVE BEEN LOOKING & POSSIBLY SMALLER TOWNS

    You need to way up your options on weather or not your wife will be going to earn an income before you sell the property or not.

    If the property is put in your wifes name while although you think the property is +ve there may still be alot of hidden deductions that cannot be benifited from. on the other side the capital gains tax will be a great benefit when sold.

    spend an hour of your time & talk to a good accountant or advisor that has experience in this field & they will point you in the right direction.

    will be money well spent as it was for me
