    is that to say we won't find anything cheaper at that level of finish? 

    I just don't know how much I should bother shopping around.

    For more than 1 dwelling, are local builders generally cheaper than major buildings, vice versa or not necessarily?

    I have thought about owner builder but we don't have any experience  – would it pay to do so? 

    I'd hate to have major issues when there's more than 1 dwelling involved too

    I wouldn't be going through a real estate agent for a long time as I plan on keeping both townhouses anyway.

    The only time I would contact them is when they're finally complete and I look for a tenant to rent one out?

    the other problem is finding someone in our budget. 

    I heard a lot of larger building companies (Henley homes etc) will only build on sub-divided land. 

    So I just don't know which way to go about it. 

    Do we even have to sub-divide at all? as we will still own both of them anyway….. (just need a separate letterbox for the other tenants really!) 

    so on a budget, are we going to save money building with a larger company and sub-dividing (and waiting longer because this is time-consuming process) 

    or better off going with  a smaller builder and getting the building done quicker (and would this typically the cheaper, more expensive or no different)?

    can any one recommend a decent builder that will accommodate for low budget? 

    we've decided to build 2 units (unfortunately block is too narrow to build them side by side) 

    we will live in one, – this could be for a few years 

    and rent the other out

    Most units here would only have maybe a 3M courtyard. That's all I intended doing 

    if I built them joining I would do it so as least 2 have their garages in between all the living areas 

    maybe with the 3rd could give them slightly more space if plans allow it  

    might need to go double story but resale might not allow much profit it this area 

    you can buy a house around here for around 400 so it will be tough to make a profit, I need help with a low budget especially by the time I pay all fees

    Yes we weren't sure if we should do 2 or 3. I thought we would be able to make more money off 3? 

    Thats if they fit for a start though?!

    also what costs should I add when calculating if this project is worth it and how much I may walk away with after selling these units?

    (permits etc, agent selling fees – is there anything else? 

    how much may concreting be? is this something most builders will do for us?
