For more than 1 dwelling, are local builders generally cheaper than major buildings, vice versa or not necessarily? 

I have thought about owner builder but we don't have any experience  – would it pay to do so? 
I'd hate to have major issues when there's more than 1 dwelling involved too  

I wouldn't be going through a real estate agent for a long time as I plan on keeping both townhouses anyway.
The only time I would contact them is when they're finally complete and I look for a tenant to rent one out? 

the other problem is finding someone in our budget. 
I heard a lot of larger building companies (Henley homes etc) will only build on sub-divided land. 
So I just don't know which way to go about it.

can any one recommend a decent builder that will accommodate for low budget? 
we've decided to build 2 units (unfortunately block is too narrow to build them side by side) 
we will live in one, – this could be for a few years 
and rent the other out 

Most units here would only have maybe a 3M courtyard. That's all I intended doing 
if I built them joining I would do it so as least 2 have their garages in between all the living areas 
maybe with the 3rd could give them slightly more space if plans allow it

Yes we weren't sure if we should do 2 or 3. I thought we would be able to make more money off 3?
