    Yes the small handling fee is actually $220 as they have to be audited……oh well…..

    THanks Marc- yes this is right I have since found out…but you can get the deposit released earlier than settlement if the purchaser agrees to do so. Now I’m trying to work out the cheapest way to do it. [blink]

    Wow, thanks for posting this question/thought process arrowhead..I too ponder this alot.
    The problem (well one of them [biggrin]!) we have is that we tried to find somewhere to rent (we own our own place- but need somewhere bigger) but there’s nothing out there- we are now looking for somewhere to buy (its all very hard to find something affordable- and stamp duty is an issue- as we might be moving interstate in a few years).

    One thing I am worried about is if we rent and bank the amount we receive for our place- that will attract- tax. So I am wondering if we should find a place to buy (which should in theory go up in $ or at least not down) and cop the stamp duty. I mean is it a disadvantage to “opt out” of the buying market and rent?
    Can you get back into it if you rent (and save) or is it better to have property as “equity”?

    Thanks people- now I find out we are also meant to prepare something else. Anyway we have cancelled the meeting with them for the time being. May list with another site online and perhaps yet a sign. I just dont know.

    Well I’m from ANZ and I got nothing from them…mind you I only have a bit of money in there to basically transfer over to pay off my credit card each month.

    I’m with ING- I love them….(well maybe *love* is a bit strong a word)…but you get the idea.

    Hi everyone thanks for your replies.
    As it turned out we could get pre approval for some loan- can’t use existing approval as it was for an amount that assumed we had sold this place. (I resigned from work and was the major $$ winner so its just my hubby’s wage which is less than half of what I earnt).

    In the end some one else put in an offer (possibly lower than ours) and they have accepted it- because apparently they have bought two properties and need to get out quickly. But if it doesn’t go through they will call us.

    However, am over not getting the house as I now realise there are alot more options than I thought. I had no idea so we are now going to have a look around and see what we can do.
