Don't know if anyone will even read this, post has been dead for awhile and I lost interest a fair while ago, just for the record I have been advised by a financial planner to dump the property I have purchased through premium take a 50k + loss sell my other home in cairns and start again, the property has not worked for me at all I paid way to much for it , the the property doesn,t work for you unless you get the return weekly through a tax variation, due to interest rate fluctuations during the GFC this resulted in me having to pay quite a large ammount back to the tax dept, basically we borred the max used all the equity in the other property and it didn't take long for the dominoes to fall, my fault I know but thats how they make thier money out of naive people like myself, in summary do the research and do it yourself you don't need them to find a property or organise finance, the interest rate they got me was no different to the one I got for myself, the house was never supposed to be tied up with my own property and it was, I think the only thing they had with the people that gave me a loan was perhaps that it probably wouldn't have stacked up with most banks, the one they used ABF is now out of buisness and the loan was taken over by ING. Out of 10 I give them 0.

Still wading through all this, I think Linar hit the nail on the head as that is the catagory I fit I'd reckon, I have always liked shares and are way more comfortable in that arena, trying to spread my risks in property with minimal research until the alarm bells became deafening may take it's toll, it is getting closer to being sorted out my accountant is doing the finishing touches now, we'll see if it all adds up hopefully in a few days.

it is pretty sad it takes days to have phone calls returned and even emails, you'd think they would all have a computer at home.
Just a word on the seminar thing as well, with this mob its not actually a seminar they get a half a dozen couples up for the weekend but the whole thing is done in one day, roughly 7:30am salesman picks you up from motel, then taken and interviewed by customer relations person and he tells you how you can do all the investing how it works and you ask questions, the finance person goes through all your stuff, comes out and says how much you can borrow to invest, you are then taken by the salesman again to the house where-ever that fits in with your investment bracket, on the way back you are taken to see a soliciter papers put in front of you and you sign up, with your normal cooling off period etc. taken back to the office for some more signing and reassurance and then dropped off again, at no time do you meet with other couples, allthough you could see them being lead around as well. it was all done by about 3pm in my case. As I said I'll keep you posted either way, if it's a good thing people should find out, if it turns bad as far as I'm concerned everyone will know, I worked hard for my money and want to retire in about 12 years when I'm 60.

I managed to get hold of some info allthough not through them, it appears my main fear was unfounded so as far as I can see apart from the back office muck around and a few cost that were overlooked? all is going ok it's going to take a few weeks to know for sure, but the property was in a reasonable location about 20 mins from CBD, with good facilities around, I'll do further research but for now apart from a few annoying things it seems to be ok. I'll post if it goes pear shaped and also if it goes according to plan, this is my first real go at an investmennt property so its all new to me, main thing I need is to reduce tax and have it doing some good for me once everything is set up tax wise and the different accounts that have been set up are doing what they are supposed to do. My biggest mistake was not getting an independant valuation and only looking through the contract myself. I will see my accountant in a couple of weeks when I get the depreciation schedule, good or bad I'll post the outcome. So if they are what they profess to be they will have nothing to worry about.

I am just finding out there are a lot more hidden costs that seem to crop up, I have a question for them if I can get them to ring me back about some commissions that appear to have been paid, I will comment as soon as I get an answer, and to tell you the truth I was actually mucked around right from the start, I put it all down to good players out of luck so to speak, but it seems to be continuing, for the service provided of putting everthing together I thought their cost reasonable, but adding my ammount borrowed for the price of the house fees etc, there's quite a large ammount I need to find out about. I could go on but for how transparent and seamless it was all supposed to be, it is really quite stressful, infact this is how I found this forum my wife got me to look up and see if any-one else was having problems and I found this. Maybe its just me, but even to the point of I rang the bank to find out how much would be coming out at the end of the month, only to find out that it was scheduled to come from my credit card account, she said there is a lot of that sort of thing with them. The principle is great I'm just not enjoying it.

I am currently dealing with them and allthough the trip to Brisbane was enjoyable and it all seemed proffessional and good, I have found that I have constantly been having to chase things up and am extremely nervous about all the figures that were quoted on the day. Some of the staff are good allthough I don't think they talk to each other very well, I had a girl ring the other day saying this was the first of a series of phone calls to let me know how my property would be progressing until it was built in about five weeks time.
Great, except my property had allready been built and also had tennants in it. I have been chasing the depreciation schedule for about a week and been promised they would ring, I had to actually do this again myself today and found out I won't get it for another 2 weeks and got hit up for another fee for my trouble.
Check everything exspecially commissions ask what each person in it is getting, the finance consultant the salesman, everyone.
