Ahhh maye you are thinking of Williamstown-and we all know how the property proces there have turned out [rolleyesanim] And is you are downgrading property based on being close to portsd then perhaps you should have a look around the rest of the world to see how much effects this has had?

    Well its a hell of a lot nicer area than Carlton and look at the prices there!! IMHO I dont think you can go wrong in the Flemington/Maribyrnong area-I have already bought a few places there and made a nice profit on one sold just a month or two ago.

    Unfortunately this joker is typical of a lot of todays youth-they expect to be given everything and wouldnt know hard work if they fell over it. I was amazed when I went back to uni as a mature age student when I was 24 to see how slack everyone was-I was working full time and doing a full time degree, getting by on 5-6 hours sleep a night but I still managed to do it. Same ole story those-u have those who complain they have nothing, then u have those who work and actually go and get it…

    I agree totally, but we should be all doing our bit anyway, not just because of some sensationalist scaremongering buy some ‘scientist’ looking for a government grant.

    I agree we should all be doing our best to cut pollution, but it really anoys me when my intelligence is insulted by some crack pot scientist that tries to get me to follow the heard mentality without any conclusive prooof, or some joe off the street that knows no more than what he has been told. Kinda like the war in Iraq-we went to war because we were ‘told’ there were weapons of mass destruction…gee where are they??

    You basing your conclusion on 5-10 years of temperatures? Hate to burst your buble but weather and temperature follows patterns, in case you hadnt noticed this isnt exactly the first time in the history of mankind we have had a drought, and it wont be the last….

    I think the simple fact is people are starting to realise property within 10ks of the cbd for under $500k is a bargain!!! Im just glad Im not a sheep and laugh to myself at the people who turned their nose up at me when I told them I was buying in Maribyrnong [biggrin] The place has turned ultra exclusive and you are looking at $600k just to get your foot in the door for a little shoebox town house!!! Parks, water, running tracks, a short drive to the city, nice views……but yep they are much better off in the surburbia of Glen Waverley bwahahahahhahahahahahahahaah

    Well I suppose the proof is in the pudding-we just sold our PPOR in Edgewater Maribyrnong for a bigger place in the same estate and made $150k in one year!![biggrin][lmao]

    Everyone already knows my views on this but I dont mind saying it again-I think Footscray and Maribyrnong are fantastic buys-where else can you buy property 8kms from the CBD for so little money. Sure it has its problems at the moment but so did a lot of other areas in the past, and besides if it didnt have its problem then it would sure as hell be a lot more expensive than it currently is. Only a matter of time before people start looking to the inner west-there is only so much property close to the city and only so many people can afford $750k plus appartemnts on the east side-soon they wil start looking on the other side and think ‘<edited> I could buy this place for $300k, spend $300k getting it absoulutey beautiful and still have$150k left over to buy my beemer and a holiday to France AND by only 10 mins outa the CBD’….

    Well when people are prepared to pay us $300k for a 2 bedroom unit we purchased in 2000 for $115k then yeah I think the prices are massively over priced, especially considering how far out from the CBD it is. Crazy people……[biggrin]

    Hi Siraitken,

    I agree with some of your points as I lived in Glen Waverley for about 6 years and know the area well. I dont agree with the travel times though-Springvale road is an absolute nightmare and is basically logjammed 24/7. I really didnt like the area-to me it was a mass of surburbia-just house after house, with 6 lanes of constant traffic and therefore pollution. To buy there is very expensive and IMHO is way over priced for what you get-I mean I dont understand the attraction? Especially when I compare it to EdgeWater-you should take a trip there one day and have a look. It is truly a beautiful place-I feel so lucky to be living there. And when I combine the beauty and tranquility of where I live in combination to the fact Im 8ks out of the CBD I have to pich myself and sit with amazement at people paying huge amounts to live in places like Glenwaverley. The way I see it is it will only be a matter of time before people realise they are getting shafted in the east and look at the alternatives in the inner west-Im just thankful Ive got in early!!![laughing]

    Again I might be biased but I’ll put in other vote for the Footscray/Marribyrnong area. I live in the Edge Water estate and think its heaven-just meteres from the water, running tracks, lots of parks, quiet and all 8 kms from the CBD, $400k wont get you anything-will need at least $450 for a 2 bedroom appartment, but I think the potential is unbelievable. Still laugh to myself at where I used to live-GlenWaverley in comparrison to Edgewater!!!

    [lmao] See like I said-they stuff up and blame everyone else but themselves!!! Im over second rate tradies, they should only be paid $15 an hour for the level of service and expertise they provide. And Im also sick of everyone just accepting their unprofessionalism and saying ‘ahhh well thats just they way they are’…bull <edited>e-I am paying them professional wages and expect professional service. Cant wait for the buildoing industry to slow down and all these shonks fall by the wayside[thumbsupanim]

    So you feel for the ole trick huh!!! Making you feel bad for wanting them to fix a job THAT YOU WERE PAYING THEM FOR!!! I am sick to death of incompetant tradies who make you feel like they are doing you a favour by fixing their stuff ups. Its a joke-they are charging proffessional wages for unproffessional incompetant buffoons most of the time. Newgen-why shouldnt you expect the highest level of proffessionalism and care when you are paying $65 an hour?? [angry2] If funny when they get so defensive for work that is obviously not up to standard-they are the ones who remind me of sooky little kids….
