I loitered on this site for weeks before I was game to post a question. I’m sorry your experience so far hasn’t been the tolerant and welcoming reception most people experience.

It depends whether you live near the property or not.
A little of my own experience as a warning for you tho’…
I have a unit in Darwin but live in Tassie. I recently had new tenants go in, so had a new condition report done. It was noted that one of the kitchen windows stick when closing. The request for maintenance was to have the windows (plural) fixed. Owing to a change of property manager within the same office, the request was forwarded to me again for the kitchen windows to be replaced !!! [bigeyes]
Had I not been at the unit a few months earlier and aware of the extent of the problem, I would have said go ahead – having faith in the property managers.[angry2] However, arranging for a bit of planing and paint touch-up costing a grand total of $45.00, I managed to save a potential $800.
So, if you can view the property yourself, DO!

I see enough ‘lol’ replies on my 13 year-old’s msnchat to be bothered seeing them here.
I visit this forum and Somersoft equally – but for different reasons. I find Somersoft contributions more complex (and usually a tad out of my depth [blink]) but what I do understand I trust as being from a reliable source.
This forum I confess to feeling more comfortable asking dumb questions and participating in the Fun or Opinionated.
The other difference is that here it is obvious that the number of posts in no way signifies the experience or reliability of the advice/opinion offered – which is a bummer! [cigar]

My neighbour and I have mirror-image, 99 year old houses. Together we sanded and polished the floors of two rooms in both houses and our halls. Although it was the second least enjoyable renovation job I’ve done to date, over a four day long weekend, the results were fantastic. Fortunately, he has a friend who is a professional floor sander, so we were able to use his equipment for a reduced amount (also a two houses for the price of one type deal).
The cutting in was a killer (on the back) but the skirting boards had been removed to be stripped so we were able to finish right to the edge.
Siacci’s advice is great. Don’t forget to punch in all the nails before you start sanding. Best advice in the world to do this is to hijack the kids skateboard, plant your butt and roll the length of the floor as you go.
Good luck if you decide to do it. With care, the results will be very satisfying.
Only other advice – long, hot bath at the end of each day.

Trust account – I was just going to give them the loan account numbers and have it paid in directly. Is there a reason why it has to be a ‘trust’ account. Or is that just required for the bond so I don’t go spending!
Yack, Thanks for your response. Unfortunately this is my second attempt at a property manager. Until now I too have preferred the security of a PM to handle things but experience tells me it’s simply not meant to be. I should also mention that I have complete faith in the tenants (famous last words…), will have a lease between us and will continue with landlord’s insurance. It’s the distance that concerns me (dunno why really) as I presently reside in that country south of Australia – Tassie!
