    from my own research population growth has begun to slow. i have found it difficult finding info regarding who exactly is moving there?

    hi surreyhughes,

    this sounds a little too good to be true. am sceptical.

    i’m in the process of buying a Devine home. we should be signing the contracts tomorrow.

    if all you need is a name then how do i go about obtaining the $1K?

    very impressive WAKE – well done. is this what you do (IP) full time? i work for myself and it’s pretty full on at the moment and so any spare moment i get i devote to looking for good IP.

    As you said PRECISEREALTY:
    “There are +ve investments out there, however what you have to remember is the investment property is geared aginst your income so if you are not on a high income the property will not gear positive…In theory the rich get richer.”

    i’m not sure i fully understand what you have just said – what do you mean exactly?
    in regards to your next question – i am currently looking in Logan City. properties also within my budget. however they’re still not +vely geared. so not sure what to do – so research continues.

    hi npatten,

    i am very new to the game and this site myself. Congratulations on your first purchase – they say the first is the hardest so well done.

    i too am looking for good Property Groups that meet regularly in Sydney. i’m sick of all the -ve gearing hype everyone tries to sell me.

    if i find any i’ll let you because i’m alwayas on the look out.

    thanks for that wake,

    in regards to buying in rural areas where the IP may be CF+, there will be no capital growth which isn’t such a huge deal (eventhough it would be nice). however how about vacany rates – would it be difficult to find tenants?

    what stage of the game are you at – have you began investing? my issue is that i have been working for myself the past 6 months and am flat chat – i work seven days a week till late and time is an issue. hence th initial researching stage is taking a while for me to complete (in terms of area / location etc).

    hi guys,

    please excuse my ignorance as i am new to this game of PI and am still in the researching stages (looking for my first CF+ IP). my question is that when applying steven’s 11 second solution none of the properties appear to be positively geared – is there something i’m missing?

    thank youu so much for your encouraging responses. i have been reading other threads and trying to absorb all this information there is so much to learn [ohno2]!!

    i need to start looking for the right contacts (while still learning). what should i be looking for in solicitor? someone who specialises in contract law or ?????

    also in response to georges comment, does Steve hold any regular seminars or meetings?

    any advice from all you experts will be very helpful to the new rooki
