If you did get a loan against your biz the rates would be a killer.
Why not try and Refinance your Real Estate and just have a higher First Mortgage? This will be your cheapest option by far.

Congratulations…
As of Friday the 7th Nov. it is now legal to capitalise the interest on Investment Property.
If you have a Mortgage on your Private Residence you can direct all payments to your Personal mortgage. This does two things.. it rapidly reduces the term of your personal home mortgage and capitalises the interest and increases the tax deduction on any Investment.
A word of caution… I would not rush out to negative gear just yet… the R/E Market has had it’s day for a little while… be patient.. or consider other avenues.

I’m sure you’re right.Over the years I have not come across too many people that were pleased they fixed their loans. Huge break costs as rates fall, inability to make extra payments.
In fixing rates you are asking the Bank to take the risk..and they don’t do anything for nothing.

How are you mate?
Low Doc/Light doc loan application is for those that can’t substantiate all income etc… so it gives the Borrower and Lender the opportunity to do business they normally couldn’t do.Let’s just say the rules atre relaxed a little
A No Document loan means just that… ideal for seasonal workers and the self employed that a year or more behind in lodging tax returns… none of this is required… just sign a tatement as to your income… no evidence required… no pay slips etc

The reason you can’t get Shaun is that after his disciplined military experienced, he’s joined the Public Sevice ATO in Canberra.
He told me the other day that he can’t get used to the free time and is getting sick of computer games.
He said that the other day nobody woke him at knock off time and as a result got locked in for the night. He was pleased to get the overtime in his next fortnightly paypacket… probably got locked in again tonight and come Monday he’ll more than likely claim another 48 hourd overtime.
As his coach… I do not condone this behaviour.

Over a 30 year period I have never fixed rates and never will. It can prove to be very misguide and an expensive form of insurane.
Go with the flow and stay Variable.

The Canberra Times of Saturday is 8 columns wide.
As long as itis done consistwntly it doesn’t matter how you do it…
For simplicity… if an Agent users a double or single column… count the singles as 1 and the doubles as 2.
Last Saturdays edition had 48 columns and that’s the largest in nearly 6 months. The past 3 Saturdays gave… 42,45 and 48 …Total : 135
Back in June…3 Saturdays was …Total : 86That’s an increase of 57%.

One thing we do agree on… a.5% increase is not necessary as the market is jittery enough… but imagine what’s going to happen when they do increase rates by another .5% next month….
