    Did the PM still get paid their PM fees for the weeks that rent was un collected?

    do you have a contract with the PM, that specifies their obligations and duties?

    if I was you, I would target the PM and seek compensation from the PM, real estate co.

    are they in breach of duty of care?

    you can do it for minimal cost and may provide remedy in your situation.

    ok so what i know is this…..BANKS ARE NOT STUPID, NOR IS ANZ

    so I have a strong inclination that neither SIS nor upandcoming are giving a full account of why they feel they have been treated unfairly.

    neither of their stories makes sense as is, and so to rubish the banks without putting up all facts just goes to the issue of credibility or lack of it.

    banks are not that stupid!!

    No, that is not what they are offering at all. That is the current return for people who are/have been invested in the 12 month option.

    If you take the 12 month fixed term option, they now offer 9%. Its revised every quarter, so that it could stay the same, increase or decrease. but right now its 9%. It still means they are offering 9% now for 12 month fixed. So what would you call it then Foundation?

    By the way I am not advocating city pacific, merely pointing out that its an option which is there to be explored, that’s all.

    OK so seems that finding the owner is an acceptable way to proceed.

    so, if you directly contact the owner and do a deal, then why do either me or the owner need the real esate agent anymore?

    Wouldnt we simply do a deal ourselves and split the difference on the fee that would have gone to the REA as commission and the REA is out of the picture?

    Hello Bryonent & Tony

    Interesting to read that you’re looking at China. I’m based in Beijing, have been here for about 7 years doing business. Got some real good “can-do” contacts in Beijing and Shanghai. Everything is possible here, for example the domestic house market in Beijing is fully open to foreign buyers without restictions.

    If you have trouble doing business as a foreigner, then register as a wholely Chinese owned business. (even though you are not Chinese) there is a way around everything.

    Perhaps there is some avenues of cooperation.

    Hi Rick

    do you know if the Japanese will lend if
    1. you want to buy property outside of Japan
    2. you are not a resident of Japan
    3. what type of security needs to be lodged for the loan, and should it be lodegd in Japan?

    if yes, can you give details of which financial institutions in Japan will do this.

    Hi Richard,
    Can you give me your idea, if you write your own option contract, potentially in what way may it not be legally binding….in content or in procedure?

    Should the contract be lodged with an official body in order for it to become legally binding?
