    Put simply you have no case for "gross negligence". Sure the agent has failed to do a lot of things. Communicate your disappointment to the agent, & if they don't fix it, & you're so annoyed by it, sack the agent. I work in the R/E industry & agents do this a lot & if a seller doesn't like it they'll get another – no big deal! The way you were reacting, I'd think you were a lawyer wanting to prosecute everyone for every conceivable thing. Get over it & get a new agent!! I mean; big deal if they turned 15 mins late for an open home; big deal if they failed to put open home times on Internet Ads. Like I said; get a new agent!

    Thanks everyone for their comments so far – I like the ideas about giving good tenants movie tickets or gardening vouchers.

    Hello,

    Maybe I'm one of the few forumites outside capital cities, but the Far North Queensland market is still pushing ahead strong (sure not like the boom times of 30-50% gains p.a. a few years ago, but that's probably like everywhere else in Australia). Cyclone Larry has had an upturn effect for the real estate market with prices jumping up. The thing I see is that the market here is playing catch up with the capital cities & I think it'll keep going for the next 3 years, then possibly fall.

    It appears everyone would buy & keep the property if the return was right & just use the increased equity in the property to continue buying properties.

    Yeah, that was my thoughts as well. The thing I see between people that sell the property & people that keep the property is that in the first instance, they can physically see that they’ve made $35,000 profit (or whatever the figure is), & in the last instance where they keep the property, they’ve STILL got $35,000 in equity sitting there in the property, but they can’t physically touch it so to speak. A bit of maybe lateral thinking is required possibly.
