    Hi @classiceuropa,

Great question on the difference between PriceFinder and RPData – I’ve been asked that question a lot!

I recently posted a comprehensive comparison between the two services which you may find useful:

Thanks for all your responses, guys!

@pascoe: Agree, I probably overcomplicated it and in the end we’re probably discussing about max a few $100 difference anyway. But also wanted to get feedback if my thinking is correct. And I don’t think the interest on a savings account is that much lower. I get 3.15% at RAMS right now and the loan was 3.69%…[Read more]

@Benny – yes indeed and I would estimate 90%+ of investment loans would be deemed “contaminated and not fit for purpose” if thoroughly investigated but they dont drill that deep. I suspect the cost v reward may not be there to do so (yet) as I have never heard of it during an audit from ATO.

I have instructed banks to place funds in a dedicated…[Read more]

as @benny notes – UCV is for ratings purposes, it is not based on a physical inspection of the property but is a statistically modified bulk valuation methodology which has been used. It does not reflect your reality, you can dispute it if you believe it is too low but do you want to pay land tax (if it isn’t a ppor)?

    Hi @knightm,

PS @Benny and mods I assume this is ok but if not please delete.

No issue from where I sit. Providing a service and helping out members are both to be applauded.

Wow. I didn’t expect so many responses! That’s awesome. Thanks everyone. The properties are in regional NSW close to a major city. Have low vacancy rates etc. and have down research on the area and i think it is a place good for investing as a newbie. Both Freestanding houses. I am buying and holding for now and see how we go. Purchase price is…[Read more]

PS @Benny and mods I assume this is ok but if not please delete. I have been getting emails and PM’s about this group as some members are quite anxious about it closing so I thought it best to make it public.

  • Thanks @Benny . Yes I eventually found it that way but wonder how many people would find their way to the members area in that way?

  • Noted, thanks @Benny will do. ps I also notice it’s a bit of a mission to find a particular member now. Once upon a time there was a link that took you straight into members and you can search by partial username. Now that functionality seems to be gone, so unless someone is tagged in a post with an @ symbol it is tough to find them.

Hi @Ren16 – great set of questions. I have done the reno thing and the build thing. My thoughts below:
1 – You can leap frog a reno without selling. Correct you pay more stamp duty at the front but no cg tax if you just refinance the equity out. It is how I bought my first 3 in a smidge over a yr.
2 – Building is great – but you NEED to have…[Read more]

    @Benny,

Sure Benny I’ll try to make best of this situation and hard lesson not to fall again to this new OTP stuff.

Thank you for the input and suggestion.

  • Agree @Benny this is ridiculous

  • BuyersAgent replied to the topic Renovation Strategy in the forum Value Adding 9 years ago

@Benny and @goosehead – normally what Benny is saying is correct that major improvements and renovations are all added to the cost base like stamp duty for future capital gains cals, so you get it back at sale, NOT as a tax deduction.

    HOWEVER

For asbestos roof removal, there is a special rule I believe (please check this for yourself with your…[Read more]

@goosehead FYI I liked your question just because and @Benny I liked your promise to investigate – thanks. In my view (and other forums) the like button is more useful as it encourages positive feedback. The number of positive interactions gives a good guide to trust in the arena. If people dislike just because they have a differing opinion…[Read more]

@Benny do you know why Kerry Anne and I have received thumbs down for making these recommendations? Either someone is unhappy with us for an unknown reason or someone doesn’t want Hotspace getting any business? Seems bizarre. I don’t know if the like system can be challenged or removed when used inappropriately?

  • SiteManager replied to the topic Investment property in Upper Coomera? in the forum Help Needed! 9 years ago

@Benny yeah that’s what I was thinking, because COOMERA has been dormant and so far I heard good plans only this year.

I must admit that COOMERA has been spruiked since 2011 and hopefully this time it is started to be come profitable.
