Regarding renos, saw on TV last night that 2/3 of houses built before 1987 has dangerous asbestos in it.
So do be careful all you reno-kings !

FYI, I did more checking and believe it or not, the council said that construction started in 1970. So building depreciation is out.
I wonder why my strata title is issued in 1986 then ?
Could it be that extensive renovations were done to the building in 1985-86 so the building needed to be re-titled ?
If this is the case, would depreciation be more feasible and how would I go about confirming it ?Anyway, I am very impressed with your friendly and professional manner. If I ever need a depreciation schedule done, you would be the first person I call …
I have a more general question. I have a solicitor who I am happy with and dealt with the property stuff for my home and IP as well. He’s based in the Melb CBD.
Would I be able to use him if I buy in a rural area ? Or would getting a local solicitor be best ?
If a local is better, what is the logic behind it ?

Sounds exactly what I thought too ! That putting money in temporarily would benefit the ATO so they would be OK with it. But apparently not which I think is a really odd ruling to a layman like me at the very least.

OPTION ONE
Deposits of $25 for each ticket can be made at any Commonwealth Bank branch.
All you need is a reference number, which we will issue you Via email or phone prior to your deposit (this will also be your ticket number).
The Account number that you will need to deposit the money is

Funds can also be transferred to this account from any other financial institution.
When depositing your money make sure you quote your ticket/reference number.
You will be sent your tickets in the post (make sure you let us know your postal details) once we have confirmed the deposit, or they will be available to pick up at the door.

Tickets can be purchased from the Channel 31 studios, building 12, RMIT, Swanston St Melbourne during filming of chartbusting 80s every Thursday night between 6.30pm and 10.00 pm.

Anyway, I have a IP apartment unit in a 3 storey building with a strata title dated 10/9/86. But I can’t tell when construction started, so could be pre-85 which would mean I can’t claim construction depreciation.
Is it still worthwhile getting a depreciation schedule drawn up ?
P.S. By the way, I saw your Today Tonight appearance and the story was an eye-opener.
Is your foreign income taxed in that country ?
If so, you may be able to avoid double tax. Australia has a number of agreements in place with other countries to handle this.
I posed a similiar question in the Accounting forum and the answer is capital works deduction.
May be different in your case though.Apologies for not being clear. What I meant was for the old kitchen to be moved to an IP. Because it is in an IP, the old kitchen can be depreciated at least as capital works.
The extra money you get from depreciating the old one will make you feel better buying a non-deductible new kitchen for your PPOR.
You can probably do that with many things in your house especially if the IP is rented out as fully or partially furnished.
