    This is a true reflection of my case:
    National Builders group ABN 96092675164 is a sales front for other small builders. They promise you all, until they get their 5% cut, then attempt to distance themselves from all accountability by passing you on to a sub builder. $4980/square and vary the house to your satisfaction they advertise. My experience is $8600 and growing.

    I have dealt with two salemen, and no less than 6 admin people and am now in a battle through consumer affairs, the building commision and VCAT to get them to honour the HIA contract. I believe to them the contract is a trap to lock you in. I have been frustrated with variations that add 40% to the contract price whilst in my opinion, delivering no extra value. Here is a list of quotations presented to me: Connections $9370-I paid $2500 directly-Storage gas hotwater to constant flow gas extra $1035 for labour! Option to change windows from aluminium vertical sliding to double hung, extra $6706 or $10,000 for timber, 57msq of aust hardwood flooring $8436 etc. I signed for the standard 20sq townhouse. with no options. Now in the process of going for a builders permit, I am told the foundations have to be redesigned because they did not do a $30 council search that I paid for 10 months ago. They claim that when they did site costs a council report was not a part of their services. They are claiming the variation is due to changes that where beyond their control and it is an unreasonable expense. The local council have told me the flood level information is freely available to the builder and normally requested before any contracts are signed. We are now in a dispute over an extra charge to increase the floor height by 500mm?

    I have been told the foundations have to be redesigned at a quoted cost of $35,000 or extra $28050 and have refused to proceed unless I pay.

    I have checked the HIA contract and see no clause that allows for the variation and and will fight for the project to continue for the contract price!
