if you cant attract them with a free rent period or initial rent reduction perhaps it could be used for archive storage or boat /car

on one hand i hope ur wong about 10-15% – in sydney we have an IP and a PPOR i plan to use for equity, the sooner i get valuations the better it seems
i am still going ahead and looking around the place(cant hurt)
i will find one of those motivated vendors and the sale price or ROI will compensate
havent found the right ‘problems’ for my solutionsstill looking[eh]

i am doing something similar eg using funds made available by equity in property for investing.however i intend to only invest in cashflow property so the burden is way less and i can hold over time.

yes jjaaus there does seem to be demand as it is in a convenient location, you virtually pass it as you enter or leave town (not a big town) Also it is behind the local (very busy) holden dealer, and i will be approaching them next week to see if they would lie to take a head lease on them. i could have a tenant waiting.

You can cut the overhanging branches but only to the fenceline, if you go past it can be trespassIf their tree falls on your house your house insurance covers it (ring your insurer)
My NRMA insurance covered it and I replaced the gutters, fascia and eaves as well on that side of the house (thankyou neighbours tree) when a large branch fell.
If your neighbour injured himself cutting a tree his own insurance covers this. Your ‘direction’ is not a command and he can excersise his own free will so you would not be held liable unless you had a gun at his head!
