    have a look in your local newsagent they have sale
    contracts already done up.advertize in local paper or internet site and your off and running.go to a local signwriter to do you up cheaper sign too.im doing the same.good luck.

    i am reading richard bransons virgin book. brillant.
    he was always borrowing to expand and always found a way. family,friends, j/ventures,different banks,networking.
    your equity still may increase over the new year.
    i know this is no solution .
    check the book out certainly not conservative like yourself.cheers.

    never have i been offered any incentives in my ten years of renting. even when i was young and rebellious and always late with the rent.

    in my case i have the chance to purchase a p/cflow
    property. the property manager said the current tenants
    are two weeks behind on their rent but always catch up
    with a little pushing.they keep the place clean and seem o.k.on a small wage i cant let the repayments get behind.
    so if i take the risk do i offer some incentive to snap them into line.they have just signed new lease too.i have worked out that the profit would be around $2000p/a.i dont think the area will recieve much capital gains. i think vendor is keen to sell so i could offer less than asking price and make a bigger c/flow.??scary for me but exciting too.

    just rememember water is becoming a preciuos resource.
    u can now do dry washes i dont know what is involved.
    could be the future .less overheads too.

    the tenant is the key to a successful investment/business im sure more people on this forum can get the creative juices flowing on tenant incentives.
    early payment with $10 reduction sounds o.k .
    10x$52=520 u could also offer 2 week free rent at the end of each lease agreement.unfortunately $520 could be most of lnvestors profit.this with unexpected maintenance fees can ruin ya little profit.
    trying to think outside the box on new incentive ideas.cheeeeers.

    u could build granny flat out back also refinance to interest only loan with tax deductions u might scrape in.

    i never forget what robert kiyosaki quotes.see the invisible, create your own asset.i love watching what the local developers do around town always creating. they seem to be on a different level like inside trading.creating units or commercial proprty u at least build it for cost price and can on sell from there.cheers

    bought land for 77grand and sold for 97grand within 8 weeks .(flip sale)august. purchased block for 116 grand in october now approx 135 grand . i have just extended the settlement and am ready to flip sale it in feb.also have ppr with equity ready to go for an ip .would u believe i dont own a car.i have learnt so much about my local area by riding that i have only ever bought locally.happy to flip sale good way to make money with no capital.constant searching and due dilligence seem to be the keys to success.
