Finding this site was like finding the mother load. Most members in this community are giving and happily share both their knowledge and (sometimes embarrassing) experiences, and that’s just great!
I have found knowledge, motivation and confidence from those on this site and we have you and your team to thank for that Steve. Your personal ethical values show through and are reflected by most entries.
GR – I always look for your entries as they are informative, blunt, and to the point (However, I may not always understand them [wink])

A tip from the RenoKings, they place a property as available for rent from the moment they own it. It’s a case of “your welcome to rent it while we improve it”. [wink] Also this has some tax advantages.
Having said all that, I guess it depends on how BAD a state the place was originally (missing roof and walls?).[blink]

You’ve had some really good replies, with some very positive suggestions. I’d like to play devil’s advocate if I may.My situation is similar to Sportygirl’s. My husband is financially and morally supportive, but this is my thing. He loves his job. He is one of these lucky people whose childhood hobby became his career, where he makes reasonable money, has a career path, is provided with regular challenges and peer support and recognition. I was in the same industry (by chance more than design), it is where we met – at work.
He loves to come home and talk about his job, tell me what is happening, what his ideas are and how he thinks the company should move forward, how he solved problems. I try to be supportive and listen, make suggestions BUT I’m really not there, I have children to look after, to plan for, to think about. I have a house to run (not a minor task), I have a part time job (which I hate by the way). He has learnt when I get that glazed look and says “too much information?†to which I agree.
Foundation, I don’t know your wife’s situation (how many children, whether she works etc), but it may be, not that she’s not supportive but she is just focused elsewhere. You said that she has been there to assist before, so she’s not against your property investing, just not as focused and impassioned by it the way you are. It doesn’t mean that she doesn’t share you triumphants, or won’t commiserate with your setbacks, it’s just she’s not really interested in the day to day issues of your investing. Hence the “too tired, too busy with kids…†it may not be excuses, but valid reasons, she’s saying “I’m focused elsewhereâ€
Just a thought.

1st up – cost of consultation
I didn’t realise this would be such an issue; it really was just an aside.[blush2]I do believe that you pay for knowledge, either in dollars or in time/experience. I have no objection to paying a fair price. There was more to the situation than me contacting an accountant for a consultation. I had attended a seminar where this firm had spoken. At the end of their segment they had said, if you have any questions please email us; we would be happy to help.
So I had emailed them explaining that I had been to this seminar, that I had mostly determined my structure but that I had one question I wanted clarification on. I had a fair idea of the answer (but again the devil is in the detail). The question I wanted clarification for – “can the appointer also be a beneficiary?†A yes or no answer really. They either can or they can’t. I didn’t ask should, but can.
They emailed me back saying to contact their office to arrange a telephone conversation. Which I did. When I was making the appointment, I asked what the cost would be (recognising that this was their business – I didn’t expect it for free). It just seemed a little expensive for what I consider to be a simple question. “Happy to help†(ourselves to your wallet!)
But if they all outsource this service, (and this firm did, I had already established that) how can they guarantee what the wording of the trust deed is going to be? I’m tempted to type it up myself (ugh – RSI!)[puke]
(And just aside, does this mean a yearly gross income of $600k+? – (330*40*52))
I’m with you grossrealisation, getting the foundation right is important, which is why, I’m reading and asking questions. I’m eager to start, but I want to start right. Having said that are you using the same excavation contractors you used on your first project? Or have you shopped around for the best service and price (note service before price!)

As soon as I hear “May I speak with Mr or Mrs….†Or When I see “overseas” on caller ID, before they even get a chance to begin I forcefully say “Sorry not interested” and hang-up.
Though I did get myself into trouble the other week – I was having a particularly trying evening. (Feed & bath time at the zoo, and most significant other OS 4 work) and I had a go at them, something along the lines of “How dare you call me uninvited, if I wanted your damn product I’D CALL YOU” and hung up. Turns out it was an elderly relative calling from the UK. – Very big OPPPPSS. Wrote him a very apologetic letter begging forgiveness and blaming stress – I’m back on the Xmas card list!
I believe they are a public nuisance, and should be stopped. They should throw the directors of companies who engage in such practices into jail with no parol! Last local election we had both of the major parties ringing with TAPED RECORDINGS! I was incensed – How dare they assume I have the time to waste listening to their ads. If I am looking for something I will contact them. This is no better than stalking! Or prank calls. We are bombarded enough with advertising, (Yeah I mute ads) It’s on billboards, radio, TV, magazines, but these are passive means, a ringing telephone is not passive, it is intrusive! Then they barely introduce themselves and they are off on their tirade of crap. – there must be something that can be done to stop this disregard for peoples sanity!
Sorry for the soap box but I feel very strongly about this!
