    Whirlpool is a great site. I have big pond cable doesn’t use a phone line, it uses the cable laid down by foxtel. $69 per month no start up cost and 24 month contract unlimited downloads, but it slows down at 8gig of downloads. I believe that bigpond has another special on atm $59 unlimited for 12 months with either cable or adsl.

    SIS I must have missed something how were they warned?

    I must say all parties make good points on this issue. One thing that caught my attention is the stupid question asked by the reporter, “how does it feel when u come here to look at your old house”. I often wonder about reporters, I have been asked some ridiculous questions myself by reporters, and I think Danny Frawley got it right 2 weeks ago, when asked stupid questions.

    About 2 weeks ago there was a boating mishap in Lake Alexandrina and some kids were stranded. The kids were saved however upon returning to the shore the kids shivering and teeth chattering, a reporter asks, “What was it like in the water” the poor kid freezing as can be, looks at the reporter and says cold and wet, and walks off shaking her head. She was only 8 if I remember correctly. Surely any one with an ounce of sense can see the kids are distraught and need to be left alone by the lights and cameras, what they really needed was their parents.

    As far as rip off’s go. The biggest rip off artists in this country and possibly the entire planet would have to be insurance companies, followed by the banks and lawyers. Personally I think any one that trusts any of these industries needs to wake up real fast. The sad thing is its all legal! Why aren’t people kicking up to get laws changed here? Coz we just accept it. And why is that if a surgeon botches up an operation, not only do u have to still pay for it but you would find it very hard to find another Dr to support it was botched in the 1st place. Why do we still have to pay for botched up operations? If it was a car u would be enttiteld to take it back and get it fixed for free, but not your own body?Something wierd about that.

    If a businessman finds he can make money selling something above market rate then good luck to him. It’s not illegal to sell things above market rates, car yards do it every day. Even Cash Converters often sell 2nd hand stuff for a higher price u can get it brand new and its all legal. At the end of the day it’s OUR OWN responsibility to do our own HOMEWORK. As they say supply and demand dictates the market value anyway. Do I agree with it NO I don’t, but it’s not against the law, its completely legal. As is selling me an insurance policy that I may get refused payment on, due to small fine poorly printed double Dutch in one long paragraph on the back of my policy.

    Hi there, I was going to reply to this post a few days ago, but got caught up with other things.

    I have to say you have done real well Julie, and being a sole parent myself I fully understand how difficult it must have been for u.

    This post has help motivate myself a bit more not just in investing but also possibly a bit of extra travelling…LOL thinking about studying the Market in Holland as I am able to have a Dutch and Australian passport.

    There is an agent i use that refuses to sell site unseen with some properties. He dont want them coming back to him 6 months later demanding a tenant.

    I think if people have significant problems affecting their life, they might find it easier (and cheaper) to go to a community health counsellor and discuss what’s ailing them. Just at a guess… a good relationship with others- partner, family, friends, community; feeling valued in life, perhaps in a job where one feels valued; good health; having many and varied interests and being able to enjoy these whenever ones wishes to; financial stability, etc etc… surely THESE are the things (or whatever people’s different core values are) that one can work on. How does a seminar by Brad Sugars resolve the things which prevent us from realising our potential?

    Some of the happiest people I know have the above. But what’s an 8k seminar got to do with it?

    Im not suggesting for one minute that what Brad does or doesn’t do is helpful. I have not been to one of his seminars. What I am suggesting that if one wishes to grow financially then they must also grow at a personal level. They go hand in hand.

    Well I did the opposite Russ, I went from being real fit (after giving up smoking for 9 years) I would swim between 2-5kms a day, and then spend approx 2 hours at a gym. I would get up at 5am to fit all this in. Since starting smoking again 3 years ago my health has dropped considerably slowly but surely. I have given up smoking many times in the last 3 years and even just after a week I feel a big difference. I will continue to give up till I succeed. Many say im just not a quitter but in this case I will prove them wrong……LOL[cigar]

    WOW, I would have to say this is the best thread I have read on here thus far. Self Sabotage is something most of us are an expert at but most don’t wana recognise it, myself included.

    Self sabotage comes in many forms, wether it is a personal attack on oneself physically (grog, drugs etc), mentally (paranoia, self doubt, procrastination) or financially (sabotaging ones own success).

    I am guilty of all of the above at various stages in my life. SIS this is why I think its good that personal growth is taught at some of these seminars like Bard Sugars as I believe they go hand in hand.

    I don’t bother with the Internet at all for those very reasons, I know for a fact that most good properties are sold b4 they even get on the net.

    Just jump in the car, establish a network, and make sure every one knows u are serious, and go back regularly.

    However be prepared to buy fast when u find them, 2 hours of thinking can loose u great buys, that’s why spotting is hard. U have to be cashed up and very serious. Most of the time they don’t mind subjects to tho, they just wana know u are serious.

    What would be the point in negative gearing if ones income isn’t large enough to pay any tax?

    There is a way around this with Cash Bonds, however its still pays to have a large portfolio or a reasonable wage for this to really work significantly.

    It’s Horses for courses, pending on the individual circumstances.

    As mentioned above my area is bad for termites but as long as an eye is kept on the signs things are fine. Not with out risk tho.

    If the property is a long way for u 2 check for signs yourslef u may have to invest every 12 months on small inspections i wouldnt rely on the tenants to do this for u.

    I am able to find 10-20 in one weekend, just by jumping in the car and driving to certain areas.

    Unfortunately im finding not too many people are actually not willing or very serious about paying a spotter therefore most get sold to others. One must be cashed up and ready to go to use a spotter as the good properties I find go within a day or 2. Personally I think too many people panic with the time frame and come up with excuses on why they can’t purchase. Example, not cashed up, after stating they are. My belief is they got the details of the property but then try to bypass the spotter.

    I must be doing something wrong as there seems to be so many that cant find +VE properties and say they willing to pay spotters, but it seems to me they all just want info on where they are so they can find them for themselves.

    Along with the fact that its border line illegal to spot properties im finding it just not worthwhile at this stage.

    Joint Ventures are probably a better way to go if some one is willing to finance the deals as this is totally above board legally, also hard to find willing parties.

    It does cost me a lot of money to find (example, interstate and mobile phone calls, accommodation fuel, and other travelling costs not to mention time talking and emailing pics and info to tyre kickers) these properties but seems not many willing to pay for my time and expense’s.

    I would suggest you are on the right track. Invest that the termite situation doesnt get anyworse and providing the house is livable then u shouldnt have a problem with tenants.

    If later down the track the house needs big money spent on it u could wiegh up your options on wether to demolish and start from scratch, renovate, or just sell at the revalued land price.

    If the land size is good enuff u may even consider building a couple of town houses on it.

    As far as termites are concerned I live in an area that is real bad im always finding them in my firewood lying around however they have never gotten in the house and having a concrete slab its pretty easy finding signs of termites in the house. Just do regualar inspections around the foundations for trials of mud and dirt.
