I have found most country agents pretty good. However I have my ways of getting thru the charade. It does help to know body language and the best of all ask questions u already know the answer to and act dumb.
IF they get a glimpse of intelligence they will be very careful in their approach and sells, if u act dumb they drop their guard fairly quickly.
Ask lots of questions and fast don’t give them too much time to think ask the same questions spaced apart sometimes u get different answers. I even prefer to take them in my car when looking buy them lunch, tell them to save their fuel its unfamiliar territory for them and can throw them a little off balance with out them even realising it. Be very very friendly but most of all act like u know little.
Once this has been done u will have a good idea if the agent is full of it or not. When the deal is ready to be done then show your intelligence, by then they would more then likely like you and be more helpful.
Works for me.

I have ALWAYS purchased real estate based on proximity to amenities such as parks, gardens, beaches, schools, transport and yes, shops too! Fast food outlets come and go…parks, beaches etc are more appealing – especially to dieters!! LOL
Seriously, a good rule of thumb is access to PUBLIC TRANSPORT; tenants need to have car spaces (perferrably) but more importantly, for those without cars; the ability to get around on PT.

Fair enuff, if its not for u , but i am telling u they are out there and givin u hints on how to find them, if u chose not to take the blinkers off as it doesnt suit u thats fine. But then please dont say they arnt out there. What u are really saying is they just dont meet your criteria.

Here’s a hint, look where Macdonalds, Hungry Jacks, KFC, Harvey Norman etc have put up shop in the last few years, they spend alot of money on research for growth area’s and Yes some ares where they have built recently are +ve and in Australia.

DONT MISS OUT!!!!!Tomori’s story reminds me of when I was in primary school. We use to play marbles, and after a while of losing all of my the marbles that my mother would buy for me (as I wasn’t very good), I still wanted to play but never had any marbles to play with. So I would pick on orange off our tree b4 leaving for school, set it up and made up the rules of 1) Only tommies to be used to play for the orange (big marbles) 2) no 1st pops, so they had to give me one b4 they could even have a shot.
I never had any shortages of people wanting the orange so I would have pockets full of tommies which I would then set up to get normal marbles in a similar manner. I then went on to become a very good player at marbles and never ever went to school with any but would leave with many as well as selling them thru out the day making more pocket money in a day then I would in a week with my parents.
I had bags of marbles full at home for years that I kinda kept as a trophy b4 giving them away many years later.

It can be a bonus having them all on the one title if u plan to hold as in many cases the rates are much cheaper on the one title

DONT MISS OUT!!!!!Thanks Geo, as silly as it sounds it means alot to people that do this work to be recognised for what they do, we certainly don’t get it from the clients or the employers. It’s very much a thankless job with high turnover.
There use to be a TV show on the ABC called The Wildside, if you have ever seen that you would have a good idea how difficult it can be working in these communities. That show was very realistic to the situations that would occur.
Knowing the ABC they probably have it on video for sale.

When something like this erupts the police are not there, when the ambo and police arrived they waited outside with the staff for the drama to die down and for back up. Once we had it under control the police stormed in and even put myself and my colleague up against the wall. Simple mistake to make as we would dress similar to clients it makes them more comfortable and us more approachable.
Police and other emergency services don’t make a habit of putting themselves into dangerous situations. Looking back on it many hours after I was thinking I was
silly for putting myself in that situation, however, then if the guy died, (which he didn’t) then I would have to have lived with that to. As it turned out it was a happy ending for all concerned, but I often wonder if what I have in these situations is a gift or a hindrance.At the end of the day, I believe most people when put in these sorts of situations would do the same as myself, it’s an adrenalin rush that keeps you going.

It is a drop in centre for homeless people in the CBD of Adelaide.
Would deal with discharged mental health patients, people straight out of jail, drug addicts and alcoholics.
Would deal with Drug dealers, brawls, knifes and on one occasion I had to deal with a drug dealer at a physical level and I could feel his gun on the inside pocket of his jacket whilst a colleague was resuscitating a drug overdose and a brawl was going on b/w the dealers friends and the friends of the person of the OD. Police and other emergency services were waiting outside with all the staff except for 2 as we felt we couldn’t allow the OD to be left to die. This would have been the most serious situation whilst working within this community.
Obviously for legal reasons I am not allowed to divulge too much info about these situations.

Honestly mate if i knew i would bottle it and sell it ….LOL
When I worked with the homeless we were put in the occasional life threatening situation, but for some reason I would just keep it together, but fall apart later that nite when things were quiet at home, but no-one else would ever see that. My colleagues often asked me the same question mate and to be honest I really dont know how to answer it. I guess im just lucky, or unlucky, depending on how one see’s it.
Dont worry their are certain things I cant handle like changing a nappy , heheheheh i get very ill and nearly pass out, but others can do it with out flinching……..LOL

Russ.[biggrin]Personally I have found C/link pretty helpful, and informing myself on what I can and cant do. They have informed me I can purchases as many properties I like providing the equity does not exceed the limit of I think it was around 130k. So the trick is to buy as many as possible using as much as the banks money as possible, till u would be able to sell a property or 2 and become self reliant. That is my plan anyway. Any passive income would have to be declared with any tax returns.
