1) Its so I can borrwow more money. The purchase price would actually be higher so i borrow more money but i still pay the same price in the long run.
2) why not do it? The person wanting to rent the unit suggested it , it would be win/win for both of us. The person is a personal freind of mine.

I wont bore you with details about some of my experiences, especially as they are not Real estate related.
However I will say we all do have hard luck stories and I am sure many of us can feel and relate to your bad experiences.
All I can say is sometimes it takes a bad experience to turn our life around into a better direction for our higher good. I know it’s a hard pill to swallow but a wise man once told me “The lowest points in our life’s are our greatest gifts”
It may be hard to relate to that comment right now but I’m sure one day with your determination you will be a very successful person in your own right. Sometimes Karma works in mysterious ways.

I understand about the people wanting to owe the whole block, however the unit is seperatly fenced to the rest of the property. The land acually has 2 titles, so its a big block, but the house is so big it goes across both of the titles.
I dont understand how the GST could be on the whole property? I thought i would only have to pay the GST on the rental income itself?

We use to have a Bully cross German Shepard. He was an amazing dog, I could tell you stories about him all day long. There was no way of keeping him in my back yard if he wanted out he would get out. Once he even chewed his way thru the wooden double gates. Another time he nearly hung himself jumping over and he had a very long chain on him, which he would still find ways of breaking it or just getting it off. He would mostly get out over nite and in the morning I would find cartoons of milk on my doorstep not knowing where they come from. After a while it increased to morning papers. I wont go into what I found on my front door step on garbage days. LOL It took a while to work out who the generous person was .LOL
Any way the funniest day I remember with him was a day when I went to Solver Paints in Modbury to get some paint for painting bits and pieces of a Harley motor I was building at the time. Well I guess you had to be there to fully appreciate what happened, but if he was left in the car alone for more then 30 seconds and I was out of site he would start tooting the horn, and on this day he was going for it. I couldn’t decide which paint and rust remover to get so I took my time, and he was tooting continuously. People in the shop were saying who the hell is tooting out there and in the end with a red face I said it was my dog. Of course no one would believe me so one of the sales guys went out to have a look and sure enough he was almost pissing himself in laughter trying to say it was a dog. The manager then went out and had a look, and yes you guessed it, he came back laughing like crazy. The whole shop then about 30 odd people with the contagious laugh from both the manager and the sales person broke into laughter. In the end I think it took about 20 minutes for us all to compose ourselves. As I said I guess you had to be there, but we all know how a contagious laugh can break thru every body, and I for one just could not contain myself.
Another embarrassing moment with him is when we left him in the car and went to see the priest that was going to marry us at his home. Lets just say the priest was not too impressed with his concern for his neighbours. We would often get back to the car and turn the ignition on, and wipers and hazard lights would be going……LOL He would just sit up at the steering wheel like he was driving the car with his hind legs on the seat and front paws on the steering wheel.
Yes we did end up getting the to the stage where we would disconnect the horn but at times we did forget also. He would also jump the fence when he could as I was taking off on bike and run after me, if I stopped he would jump on the tank and ride with me. Anyway I know I’m not real good with the written word, so on the chances I’m boring you all I will stop here.

We pay big money for these monkeys to write these laws and legislations out but they cant even do what sometimes I believe my 9 year old daughter can do..LOL
I am against abusing the system, but one must say if they are stupid enough to leave loopholes why wouldn’t we use it to out benefit? I for one would use some loopholes to my advantage. But my conscience would stop me on others.
I ask this question, would the Govt use a loophole to get from us the most they could?

My point being is that they are ripping the system off. One works full time the other is on the pension and it is all Legal. Gees imagine if we all did that in our realtionships? Its a loophole that needs to be closed.

Another one that really annoys me is Sole parents living in a same sex relationship. I knew of a lesbian couple one on the sole parent pension and the other working full time job earning very good money. Ethical, no not at all, but the govt knows about it and do nothing to stop it. People will always take full advantage of the loopholes. I personally wouldn’t be able to live with myself, some people don’t have a conscience.

I guess I didn’t explain myself very well.
I had no intentions of using this loophole myself, my point being if the govt leave loopholes people will always use them to their advantage, wether it is for tax or other purposes.
I couldn’t believe this to be true.
I saw it on the 6 o’clock news on channel 9 this evening and I was shocked to think there would be such a loophole.Walkernick I have no idea where the loophole is, however it seems SA never had it, and NSW have closed it.
This topic was bought up for discussion coz I know how the news services have a tendency to make up stories. Not that I had any intentions of using it, especially considering I reside in SA.
I hope I have clarified my position on the matter.

1st of all I didn’t read your web site I went to it to contact you for some general information about your seminar and share investments as its an area I know almost nothing about.
2nd Who would pay $295 for a seminar if the person holding it wont even give you a basic outline about its aims and goals?
I guess many would, But I wouldn’t! As pointed out to you most people set out an outline for their seminar. All I was asking is the same from you since the only reply to my question from you was “obviously the people I know haven’t done your course and I should for $295”
Well I’m not going to get into a slanging match with you and I don’t claim to know anything about shares and trading. You claim to be an expert? And want me to pay you money for something you wont outline the goals to me, I don’t think so .LOL
