I recently bought my first property interstate, and I was thinking much like you hoping to get one closer to home. In the end do your homework.
I recently payed 27,000 for a 3 bedroom house and a lease for 12 months at 100pw. I think I would have been silly to pass that up. But its an individual call. The property is interstate.
I wouldnt pay more then 30,000 for a house in queenstown with 2 bedrooms. I also believe it to be more realistic that the rent would be about $80 per week.
I have looked all over the net, and rang many agents. But ended up finding heaps of +ve properties by packing the car up and going out there looking for them. It cost me alot of money about $5,000 actually, but enjoyed every minute of it and found far more then I can purchase. I am willing to share some of them to recoup some of my investment in searching for a small spotters fee.
I recommend doing what I did, and turn it into to a holiday it worked well for me and loved it.
The weather here has been anything but hot. It’s been fairly pleasant so far actually.
Had a down poor and thunderstorm at Stanley yesterday that started bush fires and caused a blackout. Just b4 the blackout we were about to go on the chairlifts but decided to eat first. Lucky we did coz the black out was had during ordering the lunch, we would have been stuck in the storm on the chair lift for a couple of hours.

I’m on the road in Tassie at the moment , found a few properties today that meet the 11sec sol, one which already has a paying tenant but as I have to loan the full amount they don’t quite work for me. However I am willing to pass them on to others for a spotter’s fee to help me come up with cash deposits at a later date. I will post in the next few days for an up date about them after talking to some of my closer network.
It’s always good to have plan without a doubt. However it’s always good to be flexible also. As Mel said as long as the goal you are heading for is the same I really cant see it being an issue.
I see business plans as a road map. Now lets say your were driving from Sydney to Melbourne and as you were filling up with fuel you found a nice beach you wanted to visit. To spend a few hours at the beach wouldn’t hurt you but in fact would help relax you for the rest of the drive. The cost would still be the same, the destination would still be the same you may just arrive 2 hours later. However if you wanted to visit a nice beach in Adelaide it would cost you close to double for the trip, take twice as long and you would be 24-48 hours late.
I once had a goal to pay of my home by the age of 30. I actually had it payed off exactly one week after my 30th birthday. For me i still see it as i met my goal.
Yes it does help as it turns out there is an auction here in Adelaide tonite for computers, ex govt and they have plenty of laptops there. I don’t know a price obviously but im sure ill find something there at a good price []
I will be in Melbourne on the weekend if u would like to catch up and discuss what you are looking for in a partner and what u have to offer. I am then off to Tassie to look at some properties and back in Melbourne a week later again but only for a few hours.
I have a seminar to attend here in Adelaide until 5.30pm 14th Nov and I will either drive over that night or early the next morning and arriving Saturday afternoon. I would like to catch up with a few forumites for dinner possibly Sat evening? Any takers?

Hmmmmmm I don’t wana give too many details away on here in case some one tries to track the property down and put in better offers, but lets say I offered $30,000 less then the asking price and they come back with $10,000 less as a counter offer. I know the agent is trying to squeeze me and she has been caught out on many lies, not the type of agent I would want selling my property. She is the agent from hell, and tries working alot on guilt, should have seen her reaction when I arranged a building expectation, she tried the guilt trip plus………LOL. She said they wouldn’t move from the original price as they originally wanted 20k more then the asking price. Well they moved 10k in 24 hours .LOL She also told me the land itself was worth over $200k, which my home work proved that wrong by a huge margin.
Any way in not giving up, I know ill get it for less, I am sitting on it for a few days, and the agent hasn’t wasted a day not contacting me, and saying she has bought a couple more people threw today. Instead of preasuring me it tells me there isnt much interest in the property thus far, so I am confident ill get it cheaper then the counter offer. I will have my work cut out on this property fixing it up, but I am sure it will be well worth it. I love the location also. 5 minutes from one of the best fishing spots I know. More time fishing while doing deals in my head![][]
