I’m not quiet 40 yet, but yeah an old time biker I guess, I been riding since I was about 6 and at 39 I do it for a living, I actually own the longest serving Harley Company in SA despite the public liability insurance killing me atm. I am in the process of winding up tho. I been saying that for 3 years………….LOL I started about 10 years ago.
And yes im a Harley man …….[], and yes Bear my nick come from my past in the bike world.
I am interested in your story if you would like to share it here or even email me on bear1964(at)bigfoot.com.au or ring me on 0407607 890.
Its great to hear other success stories, and I also didn’t have alot to do with Bill however i did find him very helpful and accessible when contacted.
I totally agree with Fibejebe on this one , things tend to change as soon as one partner moves on to their next relationship and get messy. THings usually settle down again after a year or 2 tho.
I bought my first property in Tauranga in 1984. Interest rates got close to 20%. Mortgages were paid monthly not fortnightly. Every second pay (as a student nurse) went on my mortgage. I thought it was heaven if you got three pays in a calander month. Now people cringe when interest rates go up 0.25% As a single, white female I had a heck of a job trying to get my first mortgage. I now get pleasure in going into a bank and asking them why I should choose their product over the opposition’s. Times have changed. []
quote:
The interest rate he was charged was 24%!!! Which was OK, cos his yield at the time was 27%. Then rates came down, and his return got better and better.
I remember those days also fibejebe……..LOL, We are showing our ages ……LOL[]
NATS, why don’t you look at buying the house that your sister wants, and renting it to her? She gets the house she wants, and you get a (hopefully) reliable tenant, and an IP for yourself.
Cheers
Mel
That sounds like a win/win to me Mel.
I have heard of people buying a house their friend wants while their friend buys a property that they want. This way they rent to each other and have all the tax benefits that go with it.
The commission varies from person to person. I have a base that i im hoping for, however I’m always looking for a win/win and willing to listen to whats on offer from the buyer. I guess communication is the key.[]
After thinking for a few days on wether I should reply to your posts personally or upon the forum I have decided to do it upon the forum, as this is where you have chosen to take it.
Bruce Said: By all means try and make a buck by doing web searches for those who come to this newsgroup but don’t have the time or experience to search rural areas themselves. You could even take responsibility for their entire due diligence!
Well 1st of all I did not find the properties on the web, I had been there personally. 2nd everyone needs to do their own due diligence and yes I did my own and even bought property there.
Bruce said: My point is you might want to give less information than ‘West Coast of Tasmania’ when advertising on the forum.
If you were so concerned about others finding out where the properties were then why post the addresses upon the forum? If as you say you found the properties before receiving my 1st email reply, then why waste my time sending me more questions when you had no intent of purchasing? I have my suspicions on what your motives were but only you know the true answer to this question.
Bruce said: You said to me “Your facts are not correct for the properties i am talking about!!!!!!!!!!!”
Time has shown that you erred in judgement on this matter. I wonder what else you err in judgement on…
How have I erred in judgment? The fact that you believe that the properties can not be rented out? How many locals have you spoken to? I have spoken to many locals, and the council and found there seems to be a shortage in rental properties.
Bruce said: You mean Maurice Hodgson told me a lie about these properties?
No, Im suggesting that a lot of the info you posted on the forum is incorrect in my opinion.
Bruce said: hi Bear and Mini, sorry to come across as a negative prat. Listen, I really think the internet and websites like this have so much potential for spreading not only information, but wisdom! what’s the old saying? bits ain’t bytes, bytes ain’t data, data ain’t information, information ain’t knowledge, knowledge ain’t wisdom.”
Your point being? After your emails and your insistence to challenge me on these properties on the forum tells me you have too much time on you hands.
Bruce said: I just am interested in maintaining what Steve, who has a Christian faith, really seeks to achieve, and that is a win win situation. After all, what is the point of being the only rich guy in a town full of poverty stricken. To me the future of wealth creation in Australia is all about win win. Further, without love in your heart, all the wealth in the world is an empty and lonely affair.
That’s why Steve has moderators and administrators. What win/win situation are you trying to achieve by putting the address’s on the net? Now other people willing to share info on properties they would like to share with others will think twice about the info they put on the forum.
Bruce said: I am only trying to encourage a higher standard of excellence in making the private sector much more efficient in matching capital’s potential to meet demand. A free enterprise market works much more successfully when this achieved, and when you add love for others on top of that, there is a paradigm shift in investment strategising.
I fail to see where your love is coming from? I seem to only pick up on negativity. Something that even you acknowledge with the statement of coming across as a negative prat.
I am new to property investment, and on all accounts I think im doing a good job. I know once I have more experience under my belt, I know im not going to shoot down others trying to make a go of it nor attempt to be a brick in a wall for them to achieve their goals.
If I have made mistakes, which I know I have I will learn from them. One thing I confirmed is with all the good intentions in the world there are always people out there that for what ever reason will attempt to become a brick in the wall for others and waste other peoples time. I have learnt not to give info out so freely as it can bite us in the b*m with the deceitful people obtaining the info for all the wrong reasons.
Unfortunaltey i longer work in the slave trade, as supply of willing slaves is far greater then the demand. Demand has dwindled somewhat hence why im am willing to GIVE them away as part of a deal for the apartment.[:0)][][][}]
Hi there BEAR1964 – i would greatly appreciate information regarding area etc – i live in perth now so information is great. Should i post my email or back up email address??
Hi Ricky
Being a slow typest i would prefer a phone call on 0407 607 890…LOL, however you can email me at [email protected]
Wow! im So happy to see that this thread has turned positive again!
Mini and Bruce, What I can I say I loved reading your replies, and find them very thought provoking. Some are very similar thoughts as to my own, with others well its really got me thinking, which is obviously a good thing. Sometimes it takes people that think alike to confront each other b4 we realise how much we think alike. Who ever said confrontation is a bad thing? I have always believed that confrontation is just another form of communication.
Phobia, I couldn’t agree more, I have been involved with complementary medicine for about 10 years now and couldn’t agree more with your thoughts. For instance did you know in traditional Chinese medicine the practitioner is payed a small fee to keep you well, and if you become ill your treatment is free and sometimes the practitioner is publicly shamed. In the Western world the practitioners make their money form others not being well. Can only make you wonder the true motives of some practitioners in the western world when greed comes into the equation.
Bruce we are all entitled to our own opinions no matter how wrong we maybe, yourself included, and I respect that. Some of the things you said are correct, others I totally disagree with. I was there just 2 weeks ago and did alot of due diligence. The trick for me is to find properties, that
1) Are positive geared. (And what is +ve for one person is not for another)
2) Find areas where I think the boom hasn’t quite hit yet but believe it will.
Yes I could be wrong and only time will tell, but I have been to this area several times over the last few years and seen a big change happening. Every one should do their own due diligence to suit their own needs, and its not for your or I to tell others what is best for them.
Thanks to all… I won’t be on the forums for the next few days doing last minute stuff etc… see you on Monday!
Cheers
