My experience is if u want something bad enough you find the time. Sometimes its as easy as turning the TV off or sleeping one less hour a day.
Time is always there and available, its how we manage the time that is important.
Do I work Full time? Depends what u call full time. I am a single sole parent, with 2 full time kids and 2 part time. I run my own business, and I am also a career for a very dear friend.

For what its worth I would suggest the apartments though out Australia are about to crash big time. My understanding is that it’s already happening in Melb and Syd. I could be wrong, any one like to add to this? As I haven’t had much to do with apartments at all and don’t live in either city.
Let us not forget we all live (in Australia at least) in a world of taxation self assesment. We can claim what we like as a deduction, even the basset hound as a dependent AND THE ATO WILL ACCEPT THE RETURN.
I agree with u xyzzy. Claim anything and everything that is an expense however make sure you can prove it. I have had some expenses knocked back in the past, and that’s fine, but many things have been successfully claimed where my accountant has said no way will it be. The key to all this is proof incase your are ever audited.
I have never heard of this b4 and am just wondering if its just another way to get extra cash, ( not meaning yourself personally , but the marketers) or is it something you have atcually experinced personally?
As Terry (sort of) suggested, you definitely need to talk to your accountant. I have heard that you can claim everything and not lose the CGT exemption (similar to the 6 year rule), but I couldn’t quote you any legislation, so the best one to ask is the qualified one.
I know some people that have invested there and done very well, but since it was put on ACA a few months ago it has alot of investors flocking there atm.
Some one I know purchased 2 houses adjoined and made it one 6 bedroom house and 2 bathrooms for less then $50k all up including reno’s. She studies at uni there so they plan on living there for a few years.
As far as it being a nice place im not sure as I have never stoped there I just always pass it, but if u like snapper fishing, it’s meant to be the best place on the planet if u got a boat.

I do agree with u, however there is a difference b/w a difference of opinion and giving out details for all to see after asking 1001 question via emails.
Nothing wrong with differing opinions, but there is with posting address’s of properties in my opinion.
I am a busy man as im sure most of us are. His intent for finding out more information was obviously not for interest of purchasing. He also seemed to have a bee in his bonnet in his personal emails about my posting and having Steve’s permission in the 1st place.

I have spoken to Maurice and many others while I was there. For alot more then 10 minutes. Personally I totally disagree with you. It seems to me you are living in the past, and not taking your blinkers off. My due diligence has told me there is a shortage of rental properties in the town. But I do agree with you on that fact that every one should do their own due diligence, which I have said from the start. But you seem to think I should have done it for every one that was interested in the properties. As I have said on numerous occasions, what is +ve for one is not necessarily +ve for another.
Despite the fact you tracked down the properties and exposed them after the invitation to contact me personally, which u done on many occasions wasting my time as you were nothing but a tyre kicker, I still say your facts are wrong! Some were correct others were wrong!
But we have been thru all this previously. Seems like this discussion is done to death.

Springtime in the flinders, is excellent bike riding, so are the Adelaide hills. I live in the Salisbury area and now days run the business from, but not sure how much longer. I been thinking about moving to Whyalla myself cheap enough there and would give me more money to use on properties with out interest.
If you move to Whyalla, don’t go to Adelaide for Genuine Harley parts, go to Port Lincoln to Cowley’s Motorcycles, he is a great guy and a Harley dealer, I know people on Adelaide including myself that get their stuff from him even tho we are already in Adelaide.
I don’t think we should expose his properties myself. I like to be myself, and if I was to ruin someone else’s efforts then I would not be happy with myself, as I like to help people, not hinder them. Hard to stay focused on that at times, but it makes the world a much better place for all.
I would suggest you could invest now, however it depends on your true circumstances, and I don’t have enough info to say for sure, but at the end of the day it is your choice to invest or not to invest.
With $20k cash I would think you would be able to buy atleast one property possibly 2 if you were to use the potential income for rent as part of your income for your loans.
I would think using the your equity you would be able to purchase a few more, however it would be harder to purchase +ve property with 100% finance especially with the interest rates rising, but not impossible.
