Is it really rules for some and not for others tho? I don’t think it has ever been said that NO-ONE can advertise, I think what has been said is NO-ONE is to advertise without PERMISSION. I must say I can’t see anything wrong with that in principle. I don’t have a problem with MAP people or anyone else advertising on here with permission. In fact I have seen advertising go thru the forum unnoticed and they got way with it. I do have a problem tho with passes by not giving back to the forum but claiming the rewards from it. It goes against what I believe Steve Teaches also.

    Greetings.

Geees, I wish I had thought of it!!!!!!!! The amount of time that tyre kickers have wasted my time, and mean while the properties get sold on anyway while im dealing with tyre kickers is amazing. I know how much it has cost me to find what I find, and we are looking in the thousands, but every one still wants it for nothing. One thing I will say, if some one says they are with MAP they get sold why is this? I have found many properties and feel I haven’t come across one serious purchaser. I must be doing something wrong[8]

Welcome to the forum, i just seen your post and will answer your question shortly, firstly, you dont need to buy the realestate to sell the deal on to some one else.

What some spotter or finders agents have been able to do, is setup an agreement in such as in a contract, were the agent gives you the right to sell the property on the behalf of them and on the vendor.

Such things in the agreement can include, specific dates to when the property will be fortfeit back to the agent as a listing if the spotter is unsuccessful, the agreement will also stipulate that the agent cannot sell the property to another person, or some one who shows interest.

This protects both parties who are trying to sell the property for the vendor. Though in most cases, as part of the agreement, if the spotter is successful in selling the property to an interest person or party, then it will be stipulated in the contract in most cases that a small finders fee must be paid out, to such persons or acting persons.

Hope this gives you a better understanding.

    cheers

We may not like it but the fact of life is that this website is a private website (costing the owner heaps each month to both set up and maintain) so the owner can and does set the rules.

If Steve has given some people special priviledges I have no doubt that he must have had a good reason for doing so. I think I can guess why though I don’t think it should be out in the open.

    Point taken Pisces.

But to say we are all theorising is way out , im out there doing as much as i possibly can with what i have available. I may not have the results i want at present, but thats not thru lack of trying , I am finding the deals, but on limited income have troubles purchasing.

Well I know I was once prepared to pay spotters fees at one stage till I realised just how easy it is to find the properties. However if I was cashed up and no time I would still happily pay it to some one that I knew would do the right thing. When I look for properties, the only ones I would be willing to spot would be ones I would be prepared to buy if I was in a position to. There are many more I could say I have, but I wouldn’t buy them, not coz the house isn’t good, but coz the area would be hard to get the appropriate rent to make it a +ve property.

Hopefully all the spotters out there would be thinking along the same lines. But yeah thats why eventually they bring so many laws in coz of the sharks that feed of vulnerable prey.

PS I dont think its a special rule just for the MAP people tho. I think Steve would listen to anyone if he is approached in the rightway.

I agree Leigh, I actually emailed Steve about this yesterday.

The fact is some one from map with a few posts comes in the forum sells props and moves on? Where is Rachel? I emailed her privately to ask how she went and how she went about it, and had no reply. When she 1st put her post up I sent her some advice regards what had happened to me. She did her deals and now hasn’t seen her again. That’s ok, but I thought the map program was about teaching as much as we learn?

Some people from MAP give alot on here I know, others don’t.

    I couldn’t agree with u more Leigh.

By all means allow special considerations with people that contribute to the forum. I don’t think we should allow the forum to be used and spat out again by passes by.

    Thanks Kay

I think my main problem is that im too upfront and open. I think i am providing many properties for many people with the rewards. I will be stopping that!!!!!!!

I have just found 9 properties b/w $45,000 and 55,000 with possible rents 120-140 pw. Found block of flats with income asking for offers b/w 250-280k rent income 710pw, Executive house 170k possible rent $350+

They are out there, u just have to look. My experience is use the internet to research but not to find properties. Just hit the pavement and network.

    Hope this helps

OK I stand corrected on it being filmed entirely there. When I was there I was informed it was. Im not comparing the towns as towns, just as a tourism observation. Other small towns I have visited also in Tassie the locals have told me the tourism is what has put them on the map. They say people travel there, fall in love and buy there. In other cases it just brings in alot more $$$$$$$$$$$

    Hi Rodc

Williamstown once had a huge unemployment rate i believe. Yes there are differences that can be argued all day. But at the end of the day it was tourism that picked up the town with the help of course of the TV hit show Sea Change i think it was called, that was totally filmed there.

But i also believe Queenstown will pick up further, not as much as Williamstown tho. Any one thought of short term accommodation there, i also know that is in short supply on the west coast [;)]. Always good to look at all avenues.

Im with you Kay as im not in a position to have a big mortgage and seems like a great place to start. However i wouldn’t put all my eggs in the one basket.

I understand I could be wrong, and it could take a dive, but it’s a calculated risk im prepared to take. I believe this to be the case anywhere any one purchases. My experience many years ago when interest rates got as hi as 18% the areas where the most CG was previously like capital cities, and near the beach, wear hardest hit in the fall of Market Value. Many people lost alot of money in these areas, yes they went up again and alot higher then previously, but if ya can’t service the loan u have to get out.

    Hi Richmond

I believe it is tourism. The place has come along way in the last 5 years.

They have arguably the best historic railway ride in the world. Tourism in Tassie is growing fullstop. U just have to look at how often the ferries leave now from melb compared to 5 years ago, and now they have one str8 from sydney starting this month.

Look at what Tourism did for Williamstown Vic. Once the poor working mans town that was dying, now u have to be a millionaire to buy there. It now good enough for the premier of Vic to live there and an Ex premier also.
