AS im sure u all know Im into Harley Davidson motorcycles, and when we put one of these up for sale we would get many phone calls from people that have no intent of buying the bike (tyre kickers), but wana have a test drive (joyride) for free. The way I weed these people out is when they ask if they can take it for a ride is “put the amount im asking for the bike say its $25,000 on the table and then u can take if for a ride as long as u like and when the bike returns in good order I will return your money if not then u bought it. Guess what no one has ever test ridden any of my bikes but I have sold many. The real interested buyers say they are happy to sit on the back as im a professional rider anyway. Many mates of mine are into hi performance American cars and same thing, the amount of people that want to take these cars for a drive but don’t wana buy is amazing. These people are called tyre kickers.
I believe thats where the term Tyre kickers originates from.
Tyre kicker in my opion is just a pure time waster. Some one that has no intent of buying , but every intent in obtaining information., Basically some one that isnt serious to begin with but pretends to be.
Well that would be ideal with some one I trusted I guess, however im thinking it might pay to have some sort of upfront fee, maybe 10% of commission. But then I do reveal all info on the property. Thus far I have personally inspected all properties and have written reports on all. That may not always be the case in future but is at this stage.
That does sound a bit ludicrous. All I want is a signed piece of paper to state whatever info I give u is private and confidential, and that either u or any one u know will not chase up the deals privately. So we would need a contract, but I find many ips mate, that meet the 11sec solution and love finding them. I would ideally like to find one person I can work closely together with in JV’s ideally. I have the time and the ability to do good deals but limited on cash. Commission to be payed upon settlement. Commissions may differ from property to property depending on how much it cost me to find. But mostly b/w $1000-2000. I would prefer JV however where it’s a partnership with out commission. Makes me work harder and keeps me on my toes and responsible for my actions.
I do understand why DD is doing what they doing tho to weed out he tyre kickers. But I also believe it scares away genuine people.

Yeah i guess one can never be too careful, I know better , but often just assume that everyone is like me…LOL Great to hear from u again. How did u go with that property u were selling out Goolwa? did u get what u wanted for it? I found some good properties there and put offers in , but didnt get them, fantastic place.
Its already started and yes some go to auction, but from what I can see and found out, most are going in as private sellers, they don’t want the bad publicity that comes with auctions etc. Private selling and not even disclosing who is selling the property. But spend some time with the agents they will soon slip up here and there.
I haven’t been able to come up with anything to say im speechless on this matter! I remember growing up as a child and looking forwards to Hooksie coming into to bat watching while he was batting then running off again to do what ever I had to do. It was common occurrence here in SA, as we never had alot of Reps at international level. He owned a sports store here in Adelaide at the time also and I remember some of my mates going into to see him and Hooksie apparently took time out for them to which they still don’t forget to this day.
I met him myself, as I got older with my media commitments as he was working with KG on 5AA and he was always outspoken but honest. He will be sadly missed and the world wont be the same with out him.

Thanks Leigh , im always all ears, but im finding more deals then i can do anything with i really need to find some one that is interested in JV’s and serious i think. But im all ears to listen to anything any one has to offer re property investing.

Well I must admit, when I 1st read about wraps in Steve’s Book, the 1st thing that went thru my mind was that its ripping people off but telling them u r doing so in a nice way.
But after reading more and talking to people and knowing how bad banks are with finance, and with full disclosure I just see it as helping people out. Hey im on a low income and I needed to take a no doc loan at a higher interest rate. I can’t hear Jenna screaming for the strugglers that have to get no doc loans. I think im paying almost 2% higher on the no doc then most would other wise. I guess its ok for banks to make record profits but not ok for creative people.[8] Why do I have to pay more? Its because I made a go of working for myself after breaking both my neck and back and wasn’t able to return to my trade. But if I were already rich, I would pay less………I wonder what Jenna would say about that? Either way im glad I got the loan from the bank, so I can make a go of something new, and I understand that the bank would see myself as a higher risk hence why charging me more. But they still have my equity either way I go so not only have to pay more but also can lose everything just like any one else ……..LOL.
Oh well im probably rambling ………….LOL. I think u all get my drift. I took the loan knowing exactly what I was getting into so its nothing more then my responsibility.
Sounds good Dymaticduo, I probably would have done something similar. Good Idea in principle and wish I had thought of it.
What I will ask u tho is if u are going to use the forum for your benefit (as we all do), why not take a little time to help others on the forum also? I guess maybe u do, but in private? Either way please continue to use the forum as every body else does for benefiting oneself. But please give some back. I guess from where I see it u are the second MAP person to come in from now where sell stuff and disappear, however u did come back to explain a bit more.

yeah , thought about that liegh , but i dont wana be a spotter as such , i wana be a investor and im just trying to get more funds togther to do so , so far i have spent much money on finding them, and im getting better at finding them , but im not even getting my money back, but i must say , atleast i got an excuse to get away ……….LOL
