I to have only ever bought 3 houses but every thing can be a negotiated point. One question I have for you tho, is your solicitor one that the agent uses to? I would recommend never to use the same solicitor as the agent recommends, even if cheaper, cos if both he vendor and purchaser use the same solicitor and then there is a conflict between them, the solicitor then has a conflict of interest.
I recieved this from bigpond today hopefully it helps every one reconise the virus’s. Personally I just wouldnt open any attatchment at present unless certain where it comes from. Opening the email is safe i believe, but not opening the attatchment. Please correct me if im wrong.
There are a number of potent viruses currently circulating the internet and we’d like to advise you about how to protect yourself in advance or remove the virus if you have already been infected.
The MyDoom or Norvarg virus may appear in emails headed “Hi”, “Hello”, “Error”, “Status”, “Server Report”, “Mail Transaction Failed”, “Failed Delivery System” or infect via share sites like music download site Kazaa.
A newer variant of this virus – MyDoom-B – is also circulating. It arrives as an e-mail attachment that sends itself out to other addresses if opened, and may allow unauthorised access to computers.
After this it just goes on to try to sell bigpond products for added security.

I think mail order thru the net is the way of the future. As long as its followed with prompt reliable service. I hate shops like most men i guess, and mail order i find it’s often cheaper and get it the next day.
Cheaper less time and fuel looking around when found on the net.
Question pinky, is it something mainly men would want? If so unless u setting up a auto parts store or hardware store i would think mail order the go.
either find a way to make the rent higher or find another area to purchase where the purchase price meets the 11sec solution. Have u read Steve’s book?
I think u will find u can claim anything u like, and in fact get away with it, till one day u get a knock at the door for an audit. Then u have to do some very fast explaining. Maybe then it wont be so readily accepted and u could find yourself paying back a huge debt. IS this correct? Any accountants wish to comment?
Emails are fine to open, just don’t open the attachments. I get them from people I know (with out them sending them) so just be weary about what attachment u open. IF there is nothing on the email or even something about a binary, or something that makes no sence to u at all, JUST DONT OPEN THE ATTATCHMENT.
ps – as a buyer I would do the same. As someone else says, depends on which side of fence…..

Yeah, it’s always good to put oneself in the other person’s shoes when negotiating. Other wise it has ways to come back and sting us up the butt ………LOL
Maybe u guys should come to a REISA meeting 2nd tuesday of every month in Adelaide. THey just moved premises , so i cant remember the name of the venue. ITs free to attend and we all talk about real estate investing.
women as a genral rule buy things wether they need it or not just so long as its a bargain. On the other hand , most men buy something only if they need it , but most times willing to pay what ever it takes to get it.
SO i read somewhere when i was in uni anyway ………..LOL
Great idea mel, i didnt think of that, i will contact him tomorrow if i dont hear something from the agent. I know the tennent works 12 hour days and money isnst an issue for him so he may not want the troubles, but worth a try.
Richmond I don’t know exactly how it works on the dole, but I am currently on a careers pension and I can invest in as many properties I like as long as the total of what I owe is no more then about 120k outright. Meaning I can say own 12 properties that I have 10k of my own money in. The debt is not included. I plan on using this to get off the pension. Once I have enough properties then I will sell some pay back as much debt as I can and go off the pension but. I know some will poo poo this idea, but its the only way I can see myself ever getting off it with my circumstances. I have spoken to c/link about it, and infact it was with talking to them we made the plan together. SO no im not rorting the system just using it to my advantage to get off the system. Win/Win for all concerned. Once I get off system one less person they need to be paying.
