    I personally believe +ve is everywhere, but its not like it use to be in Australia, now instead of just finding the property one also needs to be creative like subdivisions for instance, find a block crunch the numbers divide it in 2 build 2 houses, flats, units or what ever, sell one and if you crunched the numbers properly u should have one +ve property left and not only is it a good +ve u know as its new u wont have to spend any more money on it.

    Thanks Lizzy , but the question is asked along the lines of selling my current PPOR prior to purchasing the beach property.
    And then once the beach property is rented oout can i then claim the interest on such property on tax?

    Wonders if Martin thinks the Richest Man in Babylon is outdated also? It must be coz they didn’t have money or even paper back then. Hmmmmmmmmmm lets not forget that Babylon doesn’t even exist now, so it must be outdated.

    Richmond , I take it u dont think that people in the media have investments in Real Estate?

    I think the media does try to influence politics, and the market in many ways and moslty for their own gain.

    Im not talking about the average journalist here im thinking much higher then that.

    Who can forget the great one in the media not long ago. A guy tries climbing into a pub and comes across the owner. Now i cant remember if the guy fell, or if the owner asked him to leave in a physical manner.

    Either way the owner got sued for big bucks.

    Heres a scenario for you, I have been riding Harleys for 20 years. I have been running a Harley Tour company for the last 10 years. In that time I have had insurance for 4 years on my bikes. Claimed $2500 after one of my riders dropped one of my bikes. I was the insurance companies best client with 20 Harleys insured with the company and would sit in their corporate box at the Adelaide GP. When I made that claim I showed the assessor that I could claim more so lets just get this settled and forget about the game of counter claiming, I just wana get the bike on the road s it can make me money. He said no probs. I could have claimed another 2k on jackets and superficial damage to the bike.

    Sure enough he put in a counter claim, so I then claimed it all to the value of 4,500 did the work myself and payed myself for the work. In the end a good outcome for me however they couldn’t just see past the game which cost them their best client. I went back to self insurance.

    The other 16 years I have not had insurance on my bikes at all and with out calculating it exactly I would assume I could have bought about 4-5 brand new Harleys with the money I have saved.

    1) I certainly am not upset with you. Infact im very grateful for your posts. I have had a very very tough week and you have given me a FANTASTIC laugh.[biggrin][lmao] I have to thank you for cheering me up and reminding me not to take things too seriously.

    3) Thanks for reminding me how grateful I am for being me. Someone that likes to find positives in people and build on that and learn.

    If insurance is so great why then do all the big comapnies self-insuer?

    Some say is it worth taking the risk not to have insurance? I say is it worth paying some one thousands of $ if they are just going to give u grief when it comes time to make a claim? worst of all Refuse your claim?

    Self insurance gives you an apportunity to take more control of your life with alot less grief.
