    I dont know anything about depreciation, but if someone asked me I would have suggested the depreciation starts again with the new owner can you educate me one this matter?

    Once again I’ll play devils advocate, and point out a possible downside,

    How confident are you of where the market will be in 1 month let alone 12 months ? is the the return gareenteed ?

    On the up side 12 months gives you more time to add to the equity via extra savings.

    I dont believe this is a good tactic as it gives a false impression to the agent if your the tenth person that morning to ring up a say “I am thinking about moving to the area”

    I dont believe you are lessening your buying power by being straight up and asking about rental vacancies, as I dont think there is a R/E agent in Australia who doesnt know that a phone enquiry is a ‘out of town investor’ .

    To the people who are concerned about smaller towns having high vacancy rates I would suggest you do a bit more research (and be a bit more open minded).

    From memory mine cost 30 bucks, you could spend twice that much on grog on a night out. I can garantee you wont wake up in the morning with a hang over and swaer never again , if you by the book [:D]

    You will benefit from the books principles but it is outdated.

    I am not sure if this is what you are after but, to do mail order you have to make it easier and cheaper than to go down to the shops and just buy it and have instant gratification.

    To highlight this point, I have just purchased a new fishing reel via mail order, the price was good, the service was excellant, delivery very prompt and I couldnt get this reel locally without ordering it in (so I would have to wait anyway).

    With internet banking and quick, cheap delivery of goods I am a fan of mail order.

    I am not sure if it quite that clear cut, it maybe a case of the cost of the plants/materials not being deductible at this point, but later to reduce capital gain, but then the cost of labour to bring garden up to scratch is deductible because it is classed as maintnance.

    Repairs and general maintance are different from upgrades (capital improvements).

    I think you need clear advice from a real accountant.

    Thats all well and good claim for your easter eggs and screw the govt. for every cent you can legally get but dont get defensive when someone questions your morals when it comes to your responsibilities in regard to what some believe is rorting your HECS obligations.

    Yes everyone has rights but we also have responsibilities.
