    Tina, if you cant do the Battle axe block, why not look at a unit development?
    1500 m2 block is a bloody big block ! [evo]
    If you apply for and get Development Approval for units, you could sell the property with D.A and “should” profit, or perhaps look at developing yourself or taking on a partner.

    You may even pick up another $30k or so selling the existing house as a removal home before construction.

    Just a thought, but maybe worth asking the question eh.

    To Bradleyvonx, are you serious? $600-$800 rental return in Toowoomba? Is this Student accomodation or something?

    Gday Wayne and everyone else.
    Just thought I’d pass on a recent experience.
    Was looking to develop a block in Country town and build retirement units, there was an old hall on the block as well as an old house, both of which I planned to reno, in addition to the units.
    The house was weatherboard that had been clad in nubrik sheeting back in the 70’s. As it turns out, that nubrik (I thinks that what they called it? fake brick panels anyway) is full of asbestos!
    I was quoted $10,000 just to remove the cladding! This would also be relevant to demolishing.

    Gday Lionel, not sure how it is in the west, but here on the east, the type of property you describe are quite hard to find, although, they are definately out there. Problem with option contract is that because there is so much competition looking for these deals, vendors are reluctant to accept the “option”, they can pretty well pick and choose the terms and conditions they want. This is only my experience anyway, the more you try with the option (say subject to D.A) the more chance you have of getting a great deal.
