    I did a valuation search at Titles Office, this gives you the owner and contact details. If it owned by a company it may not give you a person’s name, but it will still provide you with a postal address for the owner.

    Is this the sort of info you are after?

    Hi Crusher

    You are totally right.

    I realise I need to pay the bucks to begin with, however it will have to wait until we have some bucks in order to pay it out again[blink].

    This is only part of my query however. I am also after recommendations as to who in Brisbane would be good to speak with. I have heard tales (probably tall, but never-the-less off putting) where people get given shoddy advice and end up suffering financially because of it.

    So if you know of anyone that you would be happy to recommend, that would be great. Then when the money is there, I can organise to meet with them…looking forward to that moment.

    Hi there Ryannt & welcome to the thread!

    We decided to move closer to work and children’s school. The costs we will save in travel combined with the rental income we will receive on our PPOR almost balances the rent we will be paying. The time we save will be enormous though [thumbsup2]. But with bond, and doing the odd fix up on our place in preparation for tennants, as well as waiting for a tennant to move in, loss of first weeks rent to the agent, lessor insurance, break fee for internet connection transfer, etc (costs we didn’t account for [blush2]) we are now totally cashless!

    If I had have realised a few weeks ago, we would have postponed…no regrets though…just knowing that we don’t have to do the two hour car trip to pick up child from school is enough to make me joyous. After all, time is valuable too!

    Whilst this is a temporary set back (highly optimistic), it means that plans are on hold to talk to any knowledgable financial person, which subsequently means I can’t get going on the IP wagon yet.

    In the few weeks since initially posting this, it’s fair to say that I know there are properties out there, just waiting for me to grab them…but my current knowledge base needs to be expanded.

    As GR rightly pointed out, I need more information when it comes to the fundamentals such as the structure of the business (ie company’s and trusts, etc). Also I need to know what I can do now, even though I have NO cash supply. There are opportunities out there for me and I want to be amongst it.

    I’ve got some great ideas, but need a little help on the establishing a business front, as well as financial advice (and the rest).

    Hi there Qlds007 & Gross

    As I am new to the investing scene, what is x collarised exactly, and why is it important to keep separate from the process (I think I can see the obvious reasons for having a separate entity)? The more I learn it seems the more I need to learn!
    I had my IP project start date for next monday, but given I need to learn so much more….

    GR, I have never been to a financial advisor before (my only ever being a slave to the dollar is testimony to this!) and believe they cost a small fortune. Is this correct?

    Also how do you know if they are good at what they do, so that you know the investment is sound???

    Furthermore, do I need to see one – or is it something I can figure out myself in a relatively short period of time? I want to get the ball rolling, but want it rolling in the right direction.

    I feel I have already made things difficult for myself as I am about to rent our PPOR out…we have no available cash at this point to pay for an accounting service, and are spending a ….load on moving into a rental! (equity in PPOR is pretty good).

    If you can give me some pointers that would be fantastic.

    Hi there Fernfurn.

    I am afraid looking at someone else’s litter doesn’t always reflect the true situation. As a staunch whole & organic food advocate, I know that it is sometimes – no, almost always – cheaper to eat junk food…particularly pizza & coke!!! (YUK!).

    And what of the idea that a single parent, with two children, who is possibly at the end of her rope by the end of the day having to do everything on her own then has to make dinner, for one night only breaks the rules and gets take away (I’m not going to judge her just cause it’s not my thing!) – or even worse, her family come over and shout her a meal because they know she’s doing it tough – then gets hammered the next day with assumptions because someone drove past and caught a glimpse of the TOP of her rubbish bin! I’m feeling sorrier for her by the minute.

    Having said all of that…I do not really believe I have a better understanding of the situation than anyone else, merely pointing out the fact that sometimes things that seem obvious, are not necessarily the case.

    I guess it always comes back to the lease contract that the tennant agreed to, and all of the other factors that come into play.

    People on this thread have given some great advice, and what seems to be shining brightly through it all are – the rules are the rules, and treat others well and everyone sleeps better at night.

    Whilst the scenario I gave earlier is only a hypothetical one at this stage, I am sure it has happened to at least one of you seasoned IP people.

    I will go into landlordship focussing on the positives – ie rewarding good tennants and sticking to the rules for those that abuse my faith in humanity…

    After all, without rules we would have anarchy. (Is this a bad thing, and does anybody really know if an anarchic state could truely exist?[mellow])

    Hi Jaffasoft.

    What you are doing is fantastic. I am considering doing an owner builder course (have been for some time), and have helped in the renovation of a couple of properties. I see oportunities everywhere, however, current financial constraints mean that I am probably going to need to get some assistance from somewhere!

    I currently have a subdivided block with a house straddling both lots. Plans are approved to move existing dwelling over, renovate, then sell – freeing the other lot to either sell (which was original plan) or to shift a house onto, renovate, then sell or rent out at CF+.

    Jury is still out on this one till some money comes this way…any JV’s out there interested in a chat? [biggrin]

    Great feedback everyone!

    I have to say Dazzle, you made some really good points in relation to the use of emotive words. I have to agree with you in that one person’s ‘ruthless’ is anothers kindness, and as such can certainly not be considered as any sort of measuring stick.

    If I remove the word ruthless and replace it with, say, ambivalence (though this could still be considered emotive)…I still can not break free from my own socialisation which forces me to think about the the other’s circumstances.

    However…that being said, all who have contributed have given me food for thought. I can take from this the following:

    a) the tennant willingly agrees to the terms of the condition, and as such is obliged to comply to those terms
    b) if the tennant has been a good tennant, and the setback is clearly temporary – then it is probably better for all that the tennant stay rather than evicting and potentially having an empty property
    c) if the tennant is clearly being difficult, then I would have no problem taking action to evict them
    d) any problem is situation specific – meaning that it is hard to speculate without all information
    e) and finally, I have to be true to myself. I have to be happy with the choices I make.

    Finally, I can also take with me – yet again – that people on this site have so much to offer.

    The example given to me the other day was as follows:

    A tennant is in place, they have just lost their job but are sure they will be starting work again in a couple of weeks. They will be able to sort out any outstanding debt when they get their next pay – or over a couple of pays.

    I did not want to evict them. The person I was talking to said they would have no trouble as it is an ‘us or them’ situation – the mortgage still needs to be paid.

    I just had a quick look at Mt Macedon Coucil website (http://www.macedon-ranges.vic.gov.au/Page/page.asp?Page_Id=555&h=1) and though I did not look deeply, I think it will probably answer your question as to why your grandmother can not subdivide.
    Let me know if the site was any help.
    I do know that depending on what the land is zoned by council determines whether you can do particular things on that property – ie you can’t turn a residential zoned block into a used car yard etc.
    You can apply for a property to be zoned differently, but I do not know how easy / difficult or time consuming that process would be. I am sure one of the many friendlies on this site would have alot more answers.
