I work in the CSM industry. Yes there is a lot on, the majority fo the wells are in the surat basin Roma/Miles/Dalby and also the Bowen Basin. The conversion to LNG is very promising and I hope it goes ahead. There are still some hurdles with this such as investment sign off and what to so with the waste water. All the big players are saying they will build their own LNG plants in Gladstone which will be fed by wells and gathering systems in the basisn then large pipelines to Gladstone. I beleive the right answer is one LNG plant and one pipeline from teh Suart Basin and one from the Bowen Basin.
Theer is another major LNG propject propsoal we rae looking at as well which if it goes ahead will be very good for QLD and teh LNG plant wont be in Gladstone it will be further north.
I travel out there frequently and you cannot get accomodation anywhere. You can buy a band new townhouse in Chinchilla for $309k renting at 500 a week.

Dean – would suggest you have a good think still about Toowoomba at the moment – the underlying problem is still water (our dams are at under 10% capacity).Dont worry there is a pipeline coming form Wyvenhoe to Cessbrook weir it will start constrcution in January and be finished late 09 that should prevent a water crisis in Toowomba.
still a goer but wait fellow tax payer is this moral ?

FHOG tripled it justs keep getting worse
Some say the area you are in is at the bottom now and therefore on the way up if you can refi and hold that may be your best option. Its hard to advise not knowing your financial position.
depending on the contract although it sounds to late you may be able to get out on the building and pest inspection
Yes interest rates are a dilemna for me now. This time last year I was convinced they would continue to rise and stay up there to at least combat inflation. So I fixed my investment loans at 8.25% now I will see how much it costs me to break them.

Could you explain more in detail about the Varsity Lakes properties which you think is undervalued? Units? As from what I know it's quite expensive down there I don't think we have enough money for buy into that area.

Yilli,
Okay firstly I am looking at investment not PPR. Houses for me as opposed to units. Look at the median price for the suburb compared to the region. Also rail line is being extended from Robina to Varsity Lake, strong rentals, new delfin estate starting prices quite high and a few other things I like. You can get a decent 4/2/2 under 400k that should rent early 400's.
Only windowshopping atm but I like the feel of it. Seen a brand new townhouse on azzuz island on the water nice aspect asking 530k, not my target type but if you got it for 480 probably nothing wrong with it in the long term.
Varsity Lake Region
Median Prices $477,500 $635,000 I'm window shopping for an IP in Varsity Lakes appears to be relatively undervalued.
very interesting…

I think the NWO is the best thing since sliced bread and I am happy to see it getting closer and Ruddy talking up the Asian arm…..
Well there is justice if Seth has bee ncaught out although I wouldn't be surprised if he squirms back somehow.
Things good for me WC I am keeping my investement activity local in SEQ these days, it is good to jump in the car and look at things. Being a bit creative with mjy tax and PPR's this is working for me. Just finsihed a new build in Ningi and am window shopping in a few areas for another IP. Might just hang off a little longer see what the fallout is form recent economic events.
Flat out with day job which is going real well, family is good getting swimming pool finished at home.
I was in NYC this summer for a big wedding didn't bother going up to WNY that is well and truly behind me now. Had a ball in NYC got .98 for the oz. Stayed in the Waldor Astoria highly recomended and also had a great trip to Washington. I gotta say I have had some good tucker around the world including Tokyo etc but Manhattan is the best for me. The bars are brill, barman wipes down bar, three napkins, jack and ice keep it coming great counter lunch…..
Hope your efforts in the US are bearing fruit and hope you keep posting. Are you out of WNY? and I take it you are still active in Texas
