When we start seeing a retraction in prices, do people expect it to mirror the explosion, i.e. start in the far reaches and move into the centres. Or work in the same manner, i.e. price reduction in the major centres which starts to spread outwards ?

This LJH office is one that I have been in contact with regarding some of the properties they have listed in the area. As soon as I read the article I decided to use a different agency. I have no time for operators like this.
I wouldn’t be suprised to see changes to NG. While I don’t believe they will remove it completely, I can see them ring fencing NG on an asset so you can claim the tax credits back only when the asset begins to show a profit. This could be once the asset become PG or on a CG trigger.
This, in my mind, is a fairer system that would stop too much NG abuse yet still encourage investors to invest.
Congrats, but it’s a real shame Williams had to ruin the celebration with a vindictive, almost feral, acceptance speech.

In the last 5 years, Property was the obvious winner for a time poor investor. Looking forward, I wouldn’t recommend Property as something to throw all your money into now for a good return in 5 years time. My bet would be stocks with emphasis on Resoruces.
The other advanatge the stock market has is that you can bet on sectors within the market. LPT have done as good as many direct property plays would have. You don’t have to buy the actualy product of a boom, you can hedge and buy the company involved in it.
Call me a cynic but this really does sound like an attempt at viral marketing….
It was even worse than that. There would be syndicates of people doing it. Some of the syndicate would play the pessimists dismissing the claims but then slowly start coming around to believing them. It was pretty ugly business.
I bought two townhouses OTP and did reasonably well. They were the last batch so I had a chance to see the other buildings from the developers and I was happy with the finished prodcut. The area was good and the type of dwelling was right.
I have sold both now to realise the CG. The only dilema I have now is confidence in my ability to read the market. At first I thought I had an ‘eye’ for picking winning property but I have had to be honest with myself and admit that during this latest boom, 99% of all property investors made very good CG.

I am about 6 weeks into my new non-smoking life. Restlessness, headaches, short tempered, lethargic were all symptoms I experienced and in some cases still am.
Despite that, I feel so much healthier. I am glad I was finally strong enough, mentally and physically, to break that disgusting habit.
I’m not sure what that question has to do with investing in car parks nor do I understand why you’ve chosen to ask a personal question.
I believe it’s the latter, sell price – valuation before renting out, as long as you sell it within 6 years of when it becomes an IP. After 6 years the calculation is based on sale – purchase. At least that’s how I read it. Others here might be more sure.

I was trying to get information directly from investors without having to rely on the marketing departments of companies pushing the investment. i.e. the claim that they are scarce supply and high demand, is that straight from the advertising or is there data to back that claim up ?
I am genuinely interested but am unable to find any real data on sydney car parking spaces. Call me a cynic if you will, but I prefer to verify claims made by spruikers before considering investment.
Are there any outgoings ? You can quite easily find a 6% return in Banks so it might be a close call.
Also, am I right that you are not able to finance Car Parks ? So you can’t gear them like you could with stocks and a margin loan.
Does anyone know why the banks won’t finance car parking ?
