    Hi Greg,

    I am a book keeper for several small businesses plus keep my own five properties and my son’s four all on Quickbooks.

    I use my own professional version of Quickbooks, so you shouldn’t have to supply the program.

    With regard to costs, no set up costs, just pay by the hour, anything from $25.00per hr to $50.00 per hour.

    I charge $25.00 and you would be suprises how much work can be done in 1 hr. I could do your work for you, tell me more about your requirements.

    I have been a Property Manager for over 30 years with various Real Estate Agencies, now I am semi retired and self manage my own five properties plus my son’s four.

    Keep accurate records, I opened a seperate Bank Account for each ppty and the tenants either bank their rent by going into a branch or with internet banking. I issue a receipt ever time, and keep an Excel spreadsheet on each ppty, detailing rnet, paid dates, inspection dates, lease commencement and end dates, and any other info I might need later. Also if you need to go to Court (hopefully not) then the Court see that you know what you are doing if you have accurate records. So many landlords do not.

    Trish, Yes, after 7 days in arrears issue a Notice to Remedy Breach, and let her know thay if she doesn;’t pay the required amount within 7 dyas then you will issue a Notice to Leave giving another 7 days to vacate. (or pay). Be very strong with a any excuses to catch up by paying a few dollars more then the weekly rent each week, usually they never keep up their promises. I hope you have Landlord Insurance, but if you do not issue the correct notices when required the Insurance Co will not pay out. Good Luck, Noele

    PS I note your comment about what is legally 7 days – it means when the rent is seven days in arrears ie Today’s date is 20th Jan, if the rent is only paid to 13th Jan then tomorrow (21st Jan) is legally 7 days in arrears.
