    I have a 2001 Jeep cherokee (for lifestyle purposes) and my wife has a 1997 mazda 323 protege.
    I suspect that most people wouldn’t waste money on cars, but I bought these cars two years ago when I was much younger and much less money wise.
    I was looking to down grade a couple of weeks ago but my accountant convinced me that it wasn’t worth it. I wasn’t too upset.

    IP’s come and go, but friends are the the most valuable asset.

    I know your after legal advise, but that’s not always the best advise. Toss the IP keep the friend.

    I have checked with my accountant and she has told me that even if you buy the property you can’t claim for the travel. Why? She explained that the house that you buy is not your ‘business’ until you have bought it. So you can’t claim on that purchase. Of course if you already own a property in the area or are travelling there for your own company business, then you can do whatever you want while you’re there.

    This is not tax advise as I am not qualified. Somebody may be able to confirm this info.

    Don’t forget that Osaka cops about 22-26 typhoons per year often with devestating results. Tsunamis also hit Osaka. There is a major fault line just of the Osaka coast. Still love Japan though. What do you know about China. Growing share market, what about real estate?

    Commersial property for a beginner (like me) is a little risky and does take a great deal of due diligence. Be aware of GST on commersial properties.

    Answeriing the CF properties, they are still around, but I agree with Steve who say the you now can’t “buy” them, you have to make them. The problem is that this takes experience and I’m having trouble committing to properties when I don’t have the developing experience.

    Only one way to get experience I hear hundreds of forumite yell at their screen.

    I wish I had more to share, but for what it’s worth…
    Your best learning is done while listening. So while it is important to ask questions, it is more important to seek answers.
    My advise is to speak to everyone, you’ll be surprised where wisdom can come from.
    I would also say that not investing is sometimes as financially benefitial as investing as education and due diligence is investing in time and sometimes without the use of money.

    I have also read some of his books and i’m racking my brain for business ideas that I can manage while i’m still working full-time.
    Can you guys explain a bit more and perhaps give me some references on the net to learn more?

    Try a broker. It’s quick and easy and will probably solve your problem. Camder is right, they normally ask ‘is the property going to be visited regularly’ when you ask them to clarify vacancy. It will be tenanted when you finish working on it. This should satisfy their criteria.
