marc 1 – is there any significance that you only refer to koreans….what about other nationalities??? do they have the same problems as koreans or do the japanese and koreans have a unique relationship???
btw i thought koreans and japanese were of the same race. so this could be more of a cultural/historical issue rathan than rascist one!
personally i think its a good creative way to make cashflow.
i would first check with the student union and check what the demand is like…and find out how much students are prepared to pay and what type of facilites they would need.
there was an article in API magazine about 4 months ago relating to this exact topic. they even outlined which universities had a shortage of student accmodation

heres what i think happens
350k loan = approx 2700 per month
1 partner is on say 60k and the other works partime and earns 25k. after tax they bring in 5k per month. so they live on approx 2000 bucks.
how one afford school fees, holidays, clothes etc is a tough one..
most people think that if one partner is earning 100k then the family is rich. but you have just as much cashflow after tax from two people working earning the medium wage.
i dont know how sydney siders do it with 450k mortgages..
marsden – what you say is def backed up in the latest API magazine. Sure some people miss their family and friends and then move back to the city but then again many dont!!! have you been to the beach recently??? it has cafe’s, golf courses community groups etc etc. and family and friends love coming for a visit..
infrastructure in country areas is improving. baby boomers are selling out of middle suburbs and buying lifestyles. city apartments and coastal rural areas are gonna continue to do well, even though as some may say they are not QUALITY property….
ignoring the baby boomer element, or even downgrading its importance is unwise………but thats the risk you take!!
anyone with their own atm machine is a worthy partner.

quality city properties dont ‘always’ outperform country areas. this is patently wrong. especially over the last 2 years. if you were to clarify time frames you may be rightmost of the time. but thats what investing is all about risk/reward and time in and out of the market…
my country property had doubled in values in 18 months and if i were to sell now that wld be better performing than most city properties. if i was to hold on another 20 years – who knows wch one then will be the better performer..
remeber alwso that quality is in the eye of the beholder. i have never met a good trader / investor who likes to generalise to often – this type of thinking causes you to follow the crowd

the interesting thing i have found is that the over 20k are holding there own and the middle suburbs are lagging. i think alot of poeple just think they wont be able to afford say a nunawading, point cook, or a coburg and therefore go for ringwood, hoppers crossing and a reservoir instead thus decreasing the gap between the suburbs.
i grew up in burwood and 20 years ago this was alot more expensive than say croydon or mitcham – today they are very similar yet 15 km apart….
if i was a chartist i would say the spread is not nromal and either the middle suburbs are undervalued or the outer suburbs overvalued. probaably a bit of both…
the medium house price seems now to stretch from 15km right out to 35 km…..
i think paert of this has to do with young couples wanting to live inner city. and if they cant they go for the full house and land package in the outer burbs.
not too many want to live in a 35 year old mission brown brick vaneer with carpet and a carport…
surfing the net – you can get a brand new 3 bedroom 2 bathroom house at point cook for 340k…
im not looking to buy there but that does seem cheap to me.
SM – no one can tell you where to start. because if it were that easy we would all be buying there.
there are deals in every street in every suburb in every city.
read some investing books (steves would be a good start) and it will show you how to find these deals.
techinically you dont need any money to start buying prperty. infact you could be in debt!!!

i think you guys are assuming too much. Every house you buy is the result of someone selling so whether its mcKnight or weston selling it – might be irrelevant. they might be seliing just to even up there portfoilios rather than any reason relating to the house being a bad investment..
they sound like pretty good returns to me. but like the others i think danger mouse needs to clarify a few things. my guess is that the properties were probably bought via a bird dogger and maybe some of threse questions should be directed to them…
steph – i like w.a. alot – yr very lucky. esperence is amazing, as is the entire coast – coral bay, ningaloo reef etc….we spent 3 months camping…
but i promise not to tell anyone so it doesnt get too busy..

As a last thought and just to prove how different we all really are, all this talk about equality and rights that we consider advanced and unifying, is seen by other cultures as a sign of weakness and a signal that it is time to move the demands once more, a bit further.
In Japan to acquire citizenship you must live in Japan for 3 generations. Then pass a detailed scrutiny and a test to see if you have really become a Japanese. An inspector will come to your house and see what kind of foods you cook, what furniture you use, what cloths. Any smell of foreign food or customs will mean rejection to your application.
Is that racist?
Depends how you look at it. Certainly fulfills a purpose to preserve Japan as Japanese. Wrong?

Japan is a bad example – they have many many social problems. and why try so hard to presevre a culture anyway. arent things meant to grow, develop, diversify..
sign of weekness eh! – in the last ten years the japanese have realised how weak they are …..which is just as weak as everyone else…

sure id prefer to live in a country where there is less crime or rascism than the other. it doesnt make any crime or any rascism acceptable.
Rascism is evrywhere. i am rascist sometimes also. i have a thing about chinese drivers. sure it said in gest but the truth is its prejudicial…so i try and stop myself.
we all have rascist ideas/thoughts occassionally and its mnostly hidden. another example – we see 10 people get shot in the usa in some kind of tradgedy and its all over the papers for 2 weeks. then we see 100,000 people starving in somalia yet we change the channel because we might miss an episode of friends.
plus the somalia problem is on page 26 of the paper and the 10 people being shot is page 1,2 and 3…
subconsciously we think these people lives are worth less than western lives…
i do it too – the problem is most people dont give this apparent indifference a second thought. its not until you sit down and think about you realise that somalia should be on page 1 and the new york massacre on page 26.
what if there were starvatuion in the USA – with thousands dying of hunger – page 26 – i dont think so!!!!

it is irrelevant which country is MORE racsist than others. any racism is bad. The idea that you can be MORE or LESS rascist is stupid. any rascism is bad and the kkk debacle should be a wake up call for all australians that there is underlying rascism in our country. we should be worried as should other countries when this type of thing happens rather than saying ‘we arent the worst!!!’
