derek – good job – i dont really care but most of his points sound like they have been taken from a manual (nothing wrong with that) but then they lead into his website which we see sells all this stuff). little too mich like advertising….maybe im worng…jack explain yourself !!! hehe!!
could one of the moderators please ban jack or atleats tell him to stop advertising. at the same time tell him that his website is unproffesional. too many colours, fonts etc ….looks like its done by a 12 year old.

woodsy – there is no right or wrong answer here. it depends. the return is abt 6 pct so its negatively geared so with the usual deposit you will be out of pocket prob in area of 300 bucks per month. luckily the townhouse isnt that expensive so 300 bucks for most people (70 bucks per week) isnt gonna hurt too much.
what you also have to do is do your due diligence of the area. find out growth prospects, local realestate market, make sure the quality is good, look at overall rental market, prospects for growth etc etc. if this stuff looks ok and you can handle the negative cashflow then go for it…
zen – he made 850k after tax and all you can intimate is that he was lucky. your very tough!!

there are no guarantees about the market. for me the overwhelming thing is the poor returns. for centuries the value of an asset has predominatley been calculated by the income it creates. 2-3 pct just wont cut it. i cant see rent going up 100 pct so the only other alternative is to see a drop in prices – then we will get back to normal levels..

i hate to say this but your boss sounds like a psychopath.
b4 all of you think thats too harsh – there has been many articles recently especially in the Financial review, talking about psychopaths in the work place. and the scary thing is most of them become bosses. the reason being they are driven to succeed more than the rest of us. from your descripion gatsby she has all the traits. paranoid, aggressive, charming, controlling, manipulative etc etc.
so if the best thing you can get out of it that this ‘situation’ is not your fault then all the the best to ya!. i hope she gets the sack though…

atleast the abuse is to your face. start to worry when its more subtle, no promotions, constant supervision, favouring other people….companies use this methods to freeze people out and it highly illegal. unfortunaltey for comapnies its very tough to scak people these days. so i think the best is to alert the union, keep a journal, let them know that you feel your being treated unfairly (so they cant say you never complained) and maybe go see your doctor and say you are suffering from stress (you are or else you wldnt not have posted, maybe yr not sleeping properly, short with the wife etc etc) and need one weeks leave due to the harassment at work….
that’ll be a black spot on her and it will alert people to the fact that you are not gonna take it.

??yasna and richmond – interesting points. infact this has been the subject to a fair bit of discussion in the media recently. some american guy reckons that the modern generation only gives to charity in order to look good to others. and that we used to give to charity in silence and somehow this was more admirable….
so in the end everything we do has a selfish element – even giving to charity, and this will involve letting others know how righteous we are.
for me though giving to charity and maybe telling a few people is SMART selfishness, and although it makes me feel good it also helps other people. stupid selfishness is when you do things to make yrself feel better and at the same time it hurts or has no effect on humanity…destructive selfishness..
