    you gotta admit to being tempted to take the piss….what happened to the great aussie passtime of sarcasm? if the agent had any smarts he would realise yr taking the micky and have a laugh with you..

    btw you can run a spellcheck on my messages anytime and find numerous mistakes – you boffin…

    for me the main thing is the lack of control. a friend bought a unit in port douglas and the manager owned 5 of the other 10 units. these were always full and yet my friends languished at at 50 pct. the managers appparently getting kickbacks from the tradies and local electronics dealer etc etc – very messy not worth the trouble…

    interesting yorker – on what grounds do you make your estimates?? i for what think rental levels are still way too low…so either rents have to increase dramatically or prices still have to drop..

    the returns just dont make sense

    hi im nikis sister

    this is my only post but just letting you know things arent always in the books you read. ive read heaps of books on negative gearing and 12 mos ago bought 3 properties wch people told me would grow heaps in value. i was out of pocket 3,000 a month.

    unfortunatley the market turned and i lost my job and now i have negative equity. mum told me cashflow was king but i didnt listen and now im in trouble.

    i now agree with her…i wish i hadnt read those books and thought i knew it all.

    i think nikis post is a set-up. someone trying to make a point. funny its taken you (niki) until now to find this website when you have already bought 15 cashflow properties. (considering youve also read the book)
    and then you proceed to write something like that. maybe you shld have posted earlier and asked a few question…

    rene rivkin in my opinion is a deplorable human being but is patently unwell. just because he has money i dont see him as getting away with anything. i feel sorry for him…for his actions etc etc. he needs help.

    its a fairly serious subject.

    i agree about paramedics/ambulance people.

    was watching the olympics last night – female kayak event. the aussie girls occupation was paramedic and volunteer firefighter and if you add that to the title olympian – now thats a high achiever!

    kay – you are very demanding of your heroes – mine dont have to be perfect. everyone is flawed – even heroes.

    my favorite author is tom robins. i like his novels because his heroes are precisiely that – flawed characters who somehow still manage to live life poetically and with courage. despite the fact they may have drinking problems, smoking problems, or any other number of things.

    also i think being great at something is more than just having a unique skill. for example being a great writer shows an ability to understand the world, to express what others a re feeling. great writers are great thinkers. its not all about punctuation and grammer.

    i agree with you on the guru – respect thing. if your aim in life is to be a guru then that is a worry. if it happens organically (hippy term) then thats when a real longer type message will get through.

    i have lots of heroes and role models i look up too. i think we all have we just dont know it. they are our frames of reference. they greatly affect the way we act/live..

    apart from gods (if one has faith) my heros are musicians, writers, some sportsman/woman, philanthropists. mostly they are people who live there lives like how i would imagine that i would like to live mine…

    wallflower – can one be ones own hero. good question. probably but i would think that would be a very dangerous position to take. hehe…best let someone else call you a hero i reckon. heros are meant to be humble anyway…

    it was a great effort. i dont mind seeing th yanks win.

    amazing to see the rise of the south africans in the sprints.

    everyone is thinking the same thing though!! how is this possible when they qwere 8th fastest 12 months ago!

    yeh sorry kay – have to disagree also. good wineries, a well known resteraunt, golf, bowls, new marina etc

    mildura has the fastest grwoing poplulation in country victoria..

    damn hot though!
