    congratulations

    must say it took me a while but i bought the book yesterday and finished it this morming. like mini mogul i concur – its a fantastic book. the mappers stories are great – you have everything there – triumph, tradgedy, passion, pain…bloody good read.

    i think the most insightful part of the book (apart from not crossing steve after a few beers) are the lessons concerning getting out of ones comfort zones. really hit a nerve with me..you managed to make that topic very unguru ish which is a triumph in itself! i hate hugging strangers!

    its not often you read a property investing book that smacks of integrity. i think it does becasue its not just a property book…

    i have made a few changes already with regards to taking action (this morning) which i guess is the best compliment of all

    you challenged redwing to show you a poor person with a good attitude. are you kidding??? there a great people without much money evrywhere in society. they choose to do other things with there life like charity, the arts, education, communal living, downsizing, sea changing etc etc.

    i think you need to broaden your horizons…

    i am someone who wants to believe. i would love to have faith and to me GOD makes sense. but what i dont have is the ability to take a LEAP OF FAITH….and say that jesus is the son of god…..

    something inside tells me that religion is cultural and the largest detrmining factor on peoples faith is ‘where you are born’. if one is born in India they are more than likely gonna be hindu. if born in thailand – buddhist, miuddle east muslim and if born in a western country – christian….

    i have seen faith been discussed in many different countries and forums by many great people – and the best of these people have genuine faith that there god is the right god – and the only commom link is where they are born. otherwise the strength of there faith is equal amongst all..

    i admire those with definative faith – but its not for me. i beleive in a god, i believe that good is rewarded – but there are some things we humans just dont know!!!

    geez lifex thats cynical. i think the problem with your definition is that you expect something back for being nice. and you want it back now!!! you cant pretend – it has to be geniune and you cant be geniune when the only reason you are nice is so good things happen to you…

    karma, do one to others, left and right, ying and yang, black and white, sad vs happy – every action has a reaction……all very similar and sounds spot on to me…

    i have wealth and i enjoy making money but i dont think poorer people are any less significant or important than rich people. actually the people i most admire in this world dont have money – or alteast money is not a significant reason for them to be admirable people.

    try making a list of the worlds great people and people who deserved to be admired and money will play a small part.

    heres an example – i read yesterday that someone had recently published the 4 most important black people in recent histroy. they came up with malcom x, nelson mandela, martin luther king and oprah winfrey.

    none of these people are business people and all of them have achived greatness from the ideals, compassion and integrity. sure oprah has more money than new zealand but she is recognised for her devotion to charity, child abuse, reading etc etc..

    it would be pretty hard to imagine any of these people saying something as ignorant as ‘poor people are whingers who need to get a better attitude’.

    there a good article in the weekender magazine about those who like to drive large 4wd’s. its all about power and status and wanting to feel more important than the next guy. greed is the same thing.

    you can build wealth and be interested in investiung without being greedy..

    its easier at the moment to find good deals (as opposed to 12 mos ago). if a newbie goes to 10 auctions – at the moment 5 are getting passed in. give a post auction offer on thos 5, 10-20 pct under the reserve and see what happens.

    but yack your overall point is taken. if youre buying at market levels without much creativity – you would be facing an uphill battle – investment wise.

    I reckon the most interesting/creative way to make money is the method Dick Smith uses. Find a reatil business/resteraunt etc that is run really poorly, but satill makes money. buy the business, improve the systems, custome service, make it efficient, effective and fun – improve the results – and then sell it for a profit.

    not for everyone but it appeals to me because its short term – allows me to get stuvck in to something – get quick results and then go onto something new – b4 boredom sets in.

    not perfect for everyone – you need to know the industry well, need an appreciation for marketing, and a good feel for what people / customers really want.

    not that hard really.

    quick example. coffee shop below where i work. never busy. previous owners whinged that due to the building being 30 pct vacant there just wasnt a market for there business to keep them going. sold the shop to gloria jeans coffee. 2 months later i have never seen so many 20 something wqoman spending 3 bucks on a caffe latte, skinny, half decaf – in my life. these people have come from 2 blocks away to drink coffeee.

    amqazing what a bright coat of paint, conscience marketing and customer service and a half decent product can do…

    and the best bit is that there are poorly run/profitable businesses everywhere….

    be very careful. if something sounds too good to be true it usually is. you need to ask yourself why they are guaranteeing rentals. if it was a great investment they would not have to do this. you often find that there are some tricks and unless you read the fine print you could find yourself in deep s…t..

    also you need to be sure the entire building and managent are upto scratch. you can end up sepending heaps on body corporate, then repairs and maintenance after a few years if the job has been done on the cheap.

    this has been the critisism of some developments that the developers go in there, build using cheap materials, and are long gone when repairs and maintenance problems start to appear.

    as an investment they are poor in terms of being able to differentiate your product, and therefore your ability to sell quickly. for example – if you wanna sell what makes your apartment more attractive than the other 30 also on sale in the same complex. nothing except price…

    i have no doubt that in 20 years time having an apartment in the city with views will be a great asset. it is just about everywhere in the world….but you need to have a longer term perspective

    btw – by deliberatley not talking about giving to charity isnt this false modesty??

    charity should be encouragerd as an everyday thing – and people discuss everyday things, just like they discuss cars, houses and sex. sure its a little passe, a little middle class but if it makes you feel better and makes you give more then go for your life big boy!!!

    charity isnt just for the righteous. let braggards show of as long as the money comes in.

    surely its better to talk about giving then to talk about taking.

    The charities know this aswell. check out there marketing, tugging at the heart strings with one liners like ‘1 dollar a day can help save a childs life’…sure its in your face and might make you feel uncomfortable whilst your watching ‘lets make a deal’ or ‘who wants to be a millionaire’ – but the message is true….

    and btw to say that charity is for weak people is over the top. there are alot more worse things in the world then giving to charity. i can name them for you if you want -.

    not all rich people are successful and not all poor people are unmotivated twits.

    hehe – i wanna know what the purchse price has got to do with what the apartments worth in the current market. not much really – some apartments have dropped more than the 5 pct she is offereing. a 0ne bedroom aprtment – even in leafy carlton – at 390k sounds expensive to me..you can get a one bedder in collins st for 200k, east melb for 200k and carlton for 200k.

    i agree with ali g.

    sometime i like to vedge for a week or so depending on how stressful the prevoius 6 months have been so Port Douglas, Broome, just about anywhere on coast will do..

    othertimes we try and look for some inspiration/perspective. Best destinations for this have been Nepal (220 km/14 day hike), Bangladesh, and a little closer to home the gibb river road in the Kimberleys. makes us realise how small we are and how big and great the world actually is..

    would love to do a hike throught he victorian high country. little more difficult with a small child though..

    It’s not quite the bridge, the rock or the reef, but it may have some pull with the macabre-minded.

    A British man says he has offered to buy the suburban Sydney house where Sef Gonzales slaughtered his family so he can open it up as a tourist attraction.

    “I’ve spoke to the agent. We have an offer on the table. We’re waiting now to find out (if) we’re accepted,” Craig Gill told Seven Network’s Sunrise program.

    “From there we will obviously look for the planning permission.”

    Mr Gill, who calls himself an “entrepreneur”, said his offer matched the $800,000 a family unwittingly paid for the north-west Sydney home when agents failed to disclose the property’s grisly past.

    The Lins, Buddhists from Taiwan, are now refusing to move into the home, believing it to be haunted by ghosts, and want their $80,000 deposit returned.

    Mr Gill agreed the family should get their money back, but he admitted his own motives for bidding for the property were somewhat less community-minded.

    “First, I want to make some money out of the property. And by doing that I’m going to open it up as a tourist attraction,” he said.

    “You’ve got the Harbour Bridge, you’ve got the Sydney Opera House and I think we could use the House of Epping for example.”

    Mr Gill’s business plan involves charging $2 for entry into the innocuous-looking Ryde home, where Gonzales murdered his mother, father and sister over three hours on a rainy night three years ago. He is now serving three life sentences.

    Once tourists crossed the threshold, Mr Gill admitted, it remained unclear what they would actually see.

    “I think all the blood may have been cleaned up and things like that,” he said.

    “But at the end of the day, I think people want to see these things.”

    House of horrors attractions are nothing new in Mr Gill’s homeland, whose darker tourist drawcards include the home of Jack the Ripper. Mr Gill said he once lived next door.

    He acknowledged some people may oppose his plan as being in poor taste.

    “It must be a horrible idea, but I’ve already got something like 2,500 people who’ve already said they would queue to go into the house,” he said.

    He also admitted he might find some opposition from the property’s neighbours.

    But if he convinced them the business plan would put an end to the “stopping, looking, pointing” they might go for it.

    “If we can get … the neighbourhood away from the drive-by pointing and looking then it’ll be over with,” he said.

    “They can all go back to a normal life.”

    And if he succeeded in buying the house but council blocked his plan?

    “Knock it down, start again, build another tourist attraction.”

    scotty – yes the bank was paying the builder at the end of each stage. the builder would invoice me and i would tell the bank it was then ok to pay the builder.

    sonya – yep i think my personal banker was being a bit slack – so when you have one slacker talking to another (me) thats a recipe for disaster. because she never brought up the idea of interest payments, i never asked. which leads me to my next point

    stu – yes you are quite correct i was naive in not checking that i had to pay. and in hindsight this is infact an interest free loan. but hand on heart it never occured to me because it was never said/stipulated, reminded etc …infact they only provided me with the means to pay (cheque book) when the building was complete….

    i actually dont want to avoid paying what i have too but i thought maybe they should chip in a bit paying for the interest on the interest. ie because i didnt know my pricipal was going up ewach month and therefore i was paying more interest than i otherwidse would have if i had known to pay the interest as required – if that makes sense??

    im just not sure i should be out of pocket for a stuff up in there procedures. we are probably only talking about a few hundred bucks here anyway..
