learay – yr spot on – not many opportunities for traditional positive cashflow type deals in victoria – i reckon best to hang on for while. one of 2 things should happen – prices should drop or rents should rise. yields are historically very low so dont be in too much of a hurry

misty – cgt applies on 50 pct upto 12 mos after date of purchase of the block, not the building of the house.

i think redwing was thinking of esperence which is a great place in itself. exmouth is one of the world great undiscovered (relatively) areas. ningaloo reef, national parks etc etc. its a wilderness paradise and therefore i reckon value for money as a buy and hold.

a friends property in blackburn (melbourne) was listed 3 months ago at 470k. its now on the market at 425. they have had one offer in 3 months at that was at 415k….
