    its a tough decision – but do something! a PPOR or an IP are both effective wealth generators, but at least with a PPOR you get to enjoy it. I would buy a modest PPOR and try to get an IP as well (as soon as possible for both)

    the info is a matter of public record anyway so I doubt there are any restrictions on selling it. I would imagine a good level of demand at that price – though a quick call to any real estate agent would achieve the same result.

    I don’t think there are many people who couldn’t envisage what to do with $30m… I think this story applies more to the exception than to the norm and most people are on this website as they want to obtain this sort of wealth.

    there is a mantra that people adopt “land goes up in value and buildings go down”. Is a bit simplisitic though as building costs are continuing to escalate strongly upwards (dragging old buildings’ value up with it), plus it depends on what land you are comparing. The 200sqm of townhouse land may be much more valuable than the 1000sqm of unmanagable undevelopable chunk of suburbia. I would suggest looking at what your lifestyle requirements are and consider your future requirements. The changing demographic is seeing increased demand for medium density housing and I wouldn’t be afraid to go for the townhouse – I would just pick whatever suits you best. Chances are it will be what suits the rest of the market best as well, in which case you will be on a winner!

    Here are some of my picks-

    Queens Park, Kenwick – basically the next step on from Cannington
    Mandurah and suburbs between e.g. Singleton – cant fight the flight to the ocean
    Scarborough – redevelopment slated
    Subiaco, Bicton – looking undervalued

    How about in and around Coogee where all this development is happning? I know nothing of this area though

    … trouble is whilst people pull out of these deals due to the bad news headlines, others are out there making a killing. A Singaporean gent I was dealing with pulled out of a deal 6 months ago becuase the headlines threatened rates rises – if only he had bought that house! All that gain sacrificed because of the fear of a 0.5% interest rate rise. Not to worry, plenty of opportunity out there.

    sounds like governments playing god again – yet only god knows what the consequences of this interference will be. at first glance I would expect much more acivity in the sub $250k range. It wil probably push up prices as well and defeat the purpose of the whole exercise – who knows!?

    I have an excel spreadsheet with projections that I consider to be my written goals!

    wealth – well it’s just to buy nice things and allows you to free up your time, there’s only so much of it that you need. I want to be able to develop really cool housing solutions without being concerned about profitability i.e. help people get over the obsession of a 4×2 with a mock federation facade and compulsory fennial (spelling?) and try to come up with some innovative designs that really do compliment our lifestyle.

    I have just bought a development site with a house that may be relocatable on it. I was just going to bulldoze it till I reasd this topic. I saw on TV yesterday some guys sliding a house to a position taht allowed it to be retained. another option for me is to take it to a nearby vacant block and maybe get a CF+ property as a result. What bothers me though would be council attitudes to these old homes being put there – are they generally receptive to it? There is no way they would allow it in say a new estate – but what criteria are you being judged on?

    I think Misty is saying that her hourly rate will increase when she shifts from full time to part time employment. The thing to bear in mind is that p/t wages are usually higher to compensate for a) lack of security b) lack of oncosts such as holiday pay etc. Is worth weighing up… I quite liked temping in my accountant days and found that in most contracts you had to ask to eventually leave rather than vice versa.

    well the agent wouldnt be too affected if you sold it cheap, his fee would barely change. could it be possible that he was trying to act in your best interests? maybe he considered at the time that the best strategy was to hold them out for a higher opening offer… only it didn’t happen!

    DIY settlements are great if things all go smoothly. I belive the real trouble starts when things turn sour and before you know it you are in over your head.

    agreed Michael – many times I have seen an unconditional contract with a ready and willing buyer, then something happens for them out of the blue and they are no longer in a position to settle. If there’s no money in the jar they can’t pay for the property and that’s all there is to it.

    Kalgoorlie is a typical example of the dangers of investing in country locations. There seems to have been more booms and busts up there than I have had hot dinners. There was the late 80’s when you couldn’t give the property away and some clever speculators bought the whole town between them, then there was the 90s when times were good again. I lost track for a while there but a mate thought he would give it a shot in about 96 and ended selling in the late 90s with no loss or gain just a lot of wasted of time. Now the CF+ boom is pushing prices up again. When I use to live there they were trying to get the town to a critical mass so that it wasn’t resources dependant any more, like it becomes a transport hub or something – whether that day ever arrives is anyones guess? Anyone got some thoughts on Kal?
