    I haven’t heard of them so could be good or bad. things to look out for though: what is the property management fee? how much extra are you paying in either (a) the purchase price or (b) the management fee in order to get the rent guarantee. If you decide to proceed and get to the point of having selected a property, satisfy yourself that the property is fair value compared to the rest of the market… do not just accept their valuation.

    hey who has read that book ‘How to pay off your mortgage in x years’ – cant recall the x… 5 years, 12 months, 10 minutes, something? If you want a miserable existence then be sure to pick up a copy. You would be better off paying the $20 into your mortgage though.

    correct Jo – qualified by saying that if you are in the business of renovating / developing then no CGT applies and all gains are considered normal income. Usually ‘being in the business of’ would mean your second one – depending on which accountant you speak to.

    classic example: an old lady bought an apartment around the corner from me a few years ago paying well over the market. the agent was telling me ‘oh she doesnt care she is going to live her days out there forever’. well I see the For Sale sign up last week – either she’s had a turn for the worse or she’s changed her mind, but the property won’t be demonstrating any great gain. but yes there does come a time when you have to chill out a bit. It would be great for my parents to build a new low maintenance home, but time is short and the stress of it probably isn’t worth it.. so in this case it is probably worth paying someone else for their efforts.

    Also Calvin don’t get confused with what Jan said – she may have said buy under the median, but she didn’t mean you can pay any price under that i.e. the median price in Perth is $250k, but it wouldnt be smart to pay $200,000 for a 1 bed flat in Armadale.

    everyone has their opinions (and as they say “there are as many opinions in the world as there are %#%%#$%s”) but I believe the best strategy is a neutral portfolio, with CF+ properties covering your CF- growth properties.

    your accountant is an odd one… I dream of large tax bills !

    Just a few things to consider with this deal… I am doing a virtually identical development in Mandurah and the cheapest villa you could build would be closer to $110k to construct (i.e. approx 95sqm with a single garage). Then there will be stamp duty, interest, consultants, landscaping, GST on the profit, selling fees etc. Mandurah Council are a dream to deal with though.

    also be careful with those deposits on the blocks – in a normal 3rd party sale it would be illegal for the developer to just go off and spend the deposit money willy nilly. If they are relatives though you could obviously swing a deal of some sort.

    yes but not all land is created equal – the land content of a unit may be just as valuable as 500sqm’s out in the sticks

    …particularly with the changing demographic. I can’t see too many divorcees or old ladies wanting to live in all the McMansions being thrown up out in the sticks

    I am told there are problems controlling the cash in the tills. I think a lot of backpackers are run as owner operated. I also believe it to be fairly competitive these days and the standard needs to be high.

    The trouble with hire cars is you are competing against industry specialists who are gettign their huge volume discounts on new cars i.e. fleet discounts, vs your 1960’s kombi… sounds like headaches but if you could work a solution to that it sounds interesting. Perhaps look at newer vans like Transits or something that could be under new car warranty and have a break down service.

    Redwing – the problem with Mandurah properties is that the area has grown so dam quick that it really covers a huge geographical area that is all lumped in as ‘Mandurah’. When you look at where these properties are, very few are actualliy in Central Mandurah, most are Meadow Springs, Port Bouvard, Singleton, Madora etc. Now that Mandurah is basically a Perth suburb I would like to see the agents split out their listings…or the paper could at least provide sub headings. Its a bit like Subiaco – every wannabe suburb around it gets lumped in there and it takes forever to actually find the Subiaco properties.

    Hi Yorker – surprised you havent heard much about Perth property. Investor activity is so strong from the East that it feels like we have just been published on a new map over there! Still very affordable opportunities around the $250k offering 4 to 5%. We are at the beginning of a major growth period and the mining boom is putting a lot of strain on the labour supply. The down side is: the construction industry is at breaking point and we are experiencing a wage and materials blow out. Brickies are earning up to $1.50 a brick and all the steel is going straight to China, bricks are not to be seen except for the odd shipment that makes it in from over east, so building costs generally are going up approx 1% a month. Meanwhile established property is sitting at or below replacement cost. And the government is so swamped with development applications that getting titles issued is half the battle now – green title lots are seeing about a 6 month wait for titles. Patience is definitely a virtue!

    I see the bond market is factoring in interest rate decreases, the 3 year fixed rate decreased over the weekend. fun times we live in!
