    yes you need to lighten up…. I read a book recently that really sucks…hmm what was the name of that NEW BOOK ??

    actually I should add here that the last new book I read was Trump… it was ok.

    fair comment obiwan – tho all this chopping and changing can be expensive in such an illiquid asset class, especially when tax is applied to the until then unrealised gains.

    off course this talk of bottoming out is confined to the east coast; certainly no dip on the west nor signs of a slow down. It is important to remember that ‘property’ is not really a singular market. there are markets within the Perth property market for example.

    the market may be at different stages but the point remains that their economic theories are completely divergent, one argues chicken and egg, the other egg and chicken. It highlights the fact that theories are just… theories. It was widely touted in 2002 that the property market was finished, that things are different this time, the aging population will see less demand for housing, the economy is cooling, the GST will kill everything, the sky is falling down, interest rates are going to go through the roof, deflation will collapse the large economies etc etc. For better or worse very little of that occurred and with the benefit of 20/20 hindsight we should have bought all that we could see / afford.

    House prices go down first, not last. And before housing goes down, what happens? Housing liquidity plummets. The first sign of a housing crash is a year of transactions diving through the floor. Like this one for instance.

    I wouldn’t like to be selling a house on the coast for the next couple of months! will be interesting to see how long peeoples memories are – not very I would suggest

    I agree Phil that our housing is becoming tacky and minimalistic. you say you don’t want much multi storey and you also want larger blocks – don’t you think this is a recipe for urban sprawl? I can’t stand driving for hours through estate after estate of identical looking houses

    not only that but the process for building single residential homes is so much easier tahn units. i speak to many developers who feel that creating multi-unit sites is just getting too hard. Government needs to address this if we are to (a) curb urban sprawl (b) create a supply of housing to bring prices down

    my sister moved to Canberra and couldn’t speak highly enough of the place. she was looking to buy but a BIS Shrapnel forecast put her off. after having seen their complete reversal with their latest whacky forecasts I think it may have been a mistake!

    well we can only hope. I had drinks with a builder last night and we discussed how we could do business next year. it’s tough – we can write the business but they have a full order book and can’t deliver as it is. what can you do when you are offering volumes of business and they just say sorry come back in 2006 and we’ll chat?

    Zen – going down – where? I would like to buy some of his property! Well we wouldn’t have a market without buyers and sellers, so it’s all healthy. The only reason why I could imagine anyone stopping building is out of sheer frustration of not being able to get anything actually built. As per last weeks article on Mandurah, people are paying $50k over the odds just to get a completed house. Anywhere on the coast, and from atwell to mandurah, and gosnells, maddington, queens park, kenwick and surrounds; they are all taking off.

    I guess I am biased – I plan to have kids. If I didn’t I may have a different opinion! I do wonder why adoption from overseas is so difficult tho – it would seem the perfect stop gap solution

    yep – we have been working hard to build stock but it is hard to keep them sub $200k. we focus on the up to $280k market and hope to launch the new website early in the new year. The Perth market is very strong and keeping a decent inventory is difficult… no signs of slowing for some time yet. Unfortunately nothing under $100k, cheapest around the $180k mark. Here’s hoping the building industry slows down a bit next year so we can get some titled blocks and actually finish building on them!

    interesting take on history! (a) the Japanese weren’t invited to bomb us (b)it dawned on us that a huge underpopulated land mass may make us a target for invasion, hence ‘populate or perish’. The lessons of history haven’t been learnt, hence we are still underpopulated with no political influence in the world. nice beaches though and we can cook a mean bbq.

    yes IMO prices will continue to rise especially in those lifestyle suburbs such as Applecross. As Steph has pointed out though, construction costs have gone through the roof and are unlikely to slow down – developing will be a very expensive exercise. You need to do your homework to see if you can produce something cheaper than the existing stock, otherwise it may save yourself a lot of heartache by buying something existing

    thanks for that info Alistair – it seems if I am ever in that situation again there may be alternatives. Still could avoid all this debate by putting it on the offer in the first place!
