    not only that but the process for building single residential homes is so much easier tahn units. i speak to many developers who feel that creating multi-unit sites is just getting too hard. Government needs to address this if we are to (a) curb urban sprawl (b) create a supply of housing to bring prices down

    my sister moved to Canberra and couldn’t speak highly enough of the place. she was looking to buy but a BIS Shrapnel forecast put her off. after having seen their complete reversal with their latest whacky forecasts I think it may have been a mistake!

    I guess I am biased – I plan to have kids. If I didn’t I may have a different opinion! I do wonder why adoption from overseas is so difficult tho – it would seem the perfect stop gap solution

    yep – we have been working hard to build stock but it is hard to keep them sub $200k. we focus on the up to $280k market and hope to launch the new website early in the new year.     yes IMO prices will continue to rise especially in those lifestyle suburbs such as Applecross. As Steph has pointed out though, construction costs have gone through the roof and are unlikely to slow down – developing will be a very expensive exercise.     it would certainly provide some good knowledge for you and i think it’s a great idea.     stamp duty is a rort. there will be a change of government here in WA early in the new year primarily attributable to the labor govts greed and easy targeting of stamp duty as a revenue raiser. how hard the libs attack it remains to be seen, they have pledged reductions but IMO this not enough – these regressive taxes are stifling…[Read more]

    if you add value you can give yourself a 20 – 30% buffer (or as much as you can achieve) so if things cool off you are somewhat insulated.

    My experience has been the same as yours Robert – the council have insisted that the land owner sign the application… regardless of me holding an unconditional contract. One guy I know paid a seller $1000 to sign a form (I can’t recall the full story) – all this would be avoidable if you put it in as a condition of your offer
