ring fenced negative gearing is more than fair IMO.

a lot of the problems with the property market stem back to the whole negative gearing situation. if it were to be abolished the market could stabilise itself, with rents doubling over night and properties then being able to be analysed on their true merit and the resources required to fund them…not the size of the tax deduction. a written offer to purchase can be withdrawn verbally at any time up until communication of acceptance to the buyer has occurred. Sellers should not be smugly sitting on offers as the buyer may have 4 or 5 written offers sitting out there and only want to buy 1.

the biggest problem with developing/ reno’s etc is cashflow. Typically people underestimate the time frames involved. real estate agenst love change in the market, just as stockbrokers do. They don’t care if prices are going up or down, so long as there is a deal. I would expect the mortgage broking business to be linked to these sales.
