    [;)]Tread carefuly in Tassie,I have two properties in Hobart.Rentals at the moment seem to be very slow.That is they’re slow to rent out.
    There seems to be an interest in Tasmania in general.
    Actually they say the north of Tassie looks like being a goer,that is Burnie,Launceston,Penguin etc.
    As you say there is cheap land to be had,BUT!!!.
    It is expensive to build down there as everything has to come over from the mainland.
    You are better off buying established homes.I bought one did a small amount of work on it,that is painting and a bit of maintenance and looks like I could make a good profit within 8 weeks.
    One reason is that there isn’t enough houses to go around.
    So if you see something you like POUNCE DON’T HESITATE>

    Hi Essykay
    No real experience as yet in the area,but if I were you I would look at Cooloola village.This is around the Tin Can Bay & Rainbow Beach area.If you Know how they have fared then you will know how this area should go.
    As yet it is still cheap to buy in the Cooloola Village,but as land gets more and more scarce around the other two areas they will head there.
    One reason being is that you can now go from Tin Can to Rainbow without going miles out of your way.
    Also if the talk I hear of the forestery road being upgraded from Boreen Pt.,to Rainbow Beach happens,then you will guess what is going to happen.This will boom.
    As you may be aware this area is the northern end of the Sunshine Coast.As stated previously it is cheap there at the moment but may not stay that way for long.

    I oops! My wife and myself started in the same position ther is no such word as CAN’T,always remember that.First find out what equity you have in your current property,take a look around your area and find out what places are selling for in your area.
    Next check out Financial advisers there is no obligations with these people,as you will find they are connected to banks or lending institutions,so most times there should be NO FEES.
    Next look for a property,you did not specify wether you wanted to reno,or,rent.Either way look for the short term gain,or the long term profit in negative gearing.
    Remember to do your homework first before you buy,DON’T! buy the first thing you see.
    Make sure the area is going ahead and not staying still.
    Remember somebody told me once a diamond comes from coal.
    So go out and start,the longer you leave it the dearer property gets.

    I guess I would have to consider myself lucky (touch wood)because one property I rent I have had the same tenants for the last 3 years,I suppose this is just luck.They always pay ontime and I have no complaints,also having a good agent working on your behalf is of course a bonus.One other property I have gets a quick turnaround but is never empty longer than a week.Maybe because it is seaside.

    You really must be out of it,I have just bought two more properties in the last couple of weeks,and I can’t see myself losing on either of them.
    I tend to make a tidy sum when I resell them.Also if you listened to the news lately there is a shortage of rental properties Australia wide.

    Be very careful you do not get your fingers burnt.There has been too much overpricing of units in the C.B.D.,districts.You would be much better off using the equity you have to buy a property,and doing it up.
    You can then see results and get better returns.
