Anyway, part of my story is that I have grown up in an environment and family where money matters were never discussed or strategies about…I have no one in my family who has any experience with inveting or brokers….etc.. etc….many of you can probably realte to that….
Is a broker used in conjunction with a good accountant….Our last accountant was crap-not innovative, not open enough to discussions, knew only how to walk one way/.. along one road…etc…
I would appreciate any recommendations on accountants and brokers in my region from forumites..preferably not in the city through, I am fairly far out in the east ie: yarra valley area…….[withstupid]

Here’s my impressions:
1. you say on $500k your payemnts (interest and rates) would be the same as you are now paying rent. Sounds good but that will onyl work is you buy positively geared properties (good luck) then you dont have to add your won money to may mortage. Otherwise if you canot do that you will have to rejig your strategy as you will be paying from your own pocket to cover the payments. Do some figures for both scenarios just to ensure that in case rent/tenants fall trhough or you have a lag time, you can still afford payments. Nowadays my feeling is that to get a postively geared property you will have to do some reno’s (hard to find one just ready to get tenants in unless you’ve found a bargain). That costs time and money where you will have to cover ALL costs until its ready to be rented out. can you do that on the amount you are speaking of???

I just rang the Tenancy Advice line and they siad that the Hearing is just in case they dont move out on the prescribed day……then they can be “made” to move out….sounds like this is an insurance policy for us as landlords. They have been great tenants and I think they will leave in the prescribed time as they have already indicated they are looking around for a place anyway….Fingers crossed. Anyone have any experiences they can share or would liek to share with us????Please you are welcome…

Thanks for your comments everyone. What is the benefit to me of going interest only loan? OUt of interest. What sort of accountant could help me down this path with the property? I did a search on yellowpages and found hundreds!!!How do you select one in the hope that they are any good?
