    …OK Terry, ANZ is disqualified due to that point about the titles !….

    Do you work for a lender ie “Discover Home Loans” ?
    Or are you like a broker ?

    That sounds like Aussie Home Loans(broker), they are slack !, late settlements, and even when the property is fully paid, they neglected to remove the hold on the title !.

    Any good ones ?
    So far ANZ is in the lead…. [:0)]

    Its a great book, a real eye opener.

    With all these sales of your book, and people going from negative to positive gearing, its going to be even harder to find IPS that fall into the 11 sec rule… sort of like treasure hunting….

    Melanie how did you find the %, “GEMICO list” ?

    When we tried some time back for a house in Kyneton 20acres but the price was $395, we could only get 80% on the loan because it was rural zone 2. Since then we know that the

    Thanks all, im in Victoria.

    We are looking for our PPOR to start with about 10-20acres. Modest for this one as we dont want a huge debt to repay for our home, and we can spend more on IPs.

    Im on about 60K, my wife started a casual job a month ago (about $500 per fortnight).

    We have 2 cars (both paid in full 1987 XF Ford, 1993 VP Holden)
    No current loans.
    No shares….yet!.

    We would still like to be no more than about 45mins from Melbourne “due to work at the moment”.

    Elysium-M are you a lawyer ?

    We had our solicitor chase the buyers and the agent, it was going in circles so we pulled the plug on the solicitor before the solicitor fees started to build up.

    We are still chasing the agent ourselves through annoyance mainly.

    Well..

    Computer Games, Drawing (ie pencil sketching.), Ten Pin Bowling, I have kids so thats most of the time, computer programming (“Unix ksh, perl, C, Html, VB, etc..”)….

    But Im hoping to get more free time, as my property investing is established and i can happly announce to the boss the “Im retiring”, I keep dreaming that !.

    Rowan we had our solicitor look into it for us, and he said that the Real Estate Agent was at fault, not banking the cheque that was given to him at the time the proposed buyers gave them the cheque.

    We also asked about it through REIV, they said if we tried, the most the agent will get is a warning/wrap on the knuckles.

    So if we have to, we will bug them to death.
