we used a solicitor for our house/land settlements/sales, its a good idea, he has been our solicitor for many years now. He knows what paperwork (section 32, sale contracts, titles, etc… to search for.) we wouldnt know what paperwork is required for a sale. He is able to speed things up to as he has the contacts.

Not all properties are on the Internet, It can take some time for the agent to post the property on the Internet. Its worth picking some agents and visiting them for houses just listed, you may find some bargains that wont make the Internet because they are sold before they make it that far.

So its just the running costs…
We are planning to move to country “at some time” so we will be getting horses in the end anyway…..

They sold the house for us for $150K, the original auction sold at $148K. so we did ok.
We just want to make the Agent pay for the inconvience caused, and we lost a house we were buying in Hoppers Crossing because of the delay in settlement. So we are now renting back the house we sold to the investor until we can get our feet back on the ground. The investor will bulldoze our house and put up 2-3 units, the land is larger than an average block.
If we spend $23K getting $24K out of the Agent that stuffed us around id be happy. They caused us grief for months.
