I suppose too.. if you add value to the property (install ceiling fans, shower heat lamps, paint, etc…) then you can agree with the tenant to up the rent to cover the changes. Then in the end your property will increase in value with a better CG.

If Agents need a full licence to operate an office. Why wouldnt Property Investors need one too ? Investors would buy/sell property, lease to tenants, do lease options/wraps, etc.
What additional powers would a fully licenced Agent be able to do ?

Finnie, I felt the same way, I went home read the book and babbled it all out to my wife, who was overwhelmed with information. She is now reading the book.. so soon we can both sit down and plan what we are going to do to invest in our future..
Wouldnt this be classed as a “Lease Option” or a “Wrap”. Where the tenant is paying a lease to you, in the intent to buy. The leasee would be paying ~2% higher interest than the bank loan that you are managing.. etc….
