    I am in the same situation as you Nadine.

    I have found Steve’s book inspiring in that it has opened my mind to look for opportunities that are not always apparent (and made me question the -ve gearing paradigm). However, I am convinced that his story could not be repeated directly in the current market.

    What I am still wondering though is, to continue with your metaphor, whether the boat has gone for good, or is it on a return journey? ie has this boom and increased interest in property investing permanently changed the market so that +cf properties will always be this hard to find? Or is this just the current market status and changes to the variables, (rent, inflation, interest rates, capital appreciation etc) in the future coincide to make +cf more viable?

    Thats what i was worried about. I have yet to buy Steve’s book and am wondering if the relevance of his book is lessened by this shift? (excuse the blasphemy)

    Thanks for the responses folks,
    I am very interested in the +cf system. Like all other prop investing, the +cf system is subject to the cyclic nature of the market, though seems a very sensible way to operate as it means that you can weather the lows much better.

    However, does this means that for those of us who are a couple of years too late to ride the wave of the latest boom should probably wait till the start of the next wave before we begin to paddle?

    Why are lenders more wary with holiday properties? What would be ideal would be a lender that was willing to wait till the holiday season for the first repayment.

    Just a question on your response above.

    You say that repayments on a P&I loan are not tax deductible. Can you claim the interest component as a deduction?

    Hi luckyone
    I am a tenant in Canberra and have had experience with a pm located in ainslie. I personally would hate to have them as pm of a property I owned.
